"As you drive up the road and into the valley, the calm just hits you," says the current owner of The Granary. "And then you have to remind yourself that you're still within walking distance of Berkhamsted and close to the major road network."


The current owners have lived in the property for ten years. "It really was once a Granary," they say. "It's a listed building and parts of it are over 300 years old. The fact that it is unusual was part of the attraction for us, along with the openness of its interior and the overall location." During their time at the property the owners have refurbished the kitchen and the bathrooms, landscaped the gardens, installed central heating and a new water pressure system, had the roof repaired and re-decorated throughout. "We've also wired it for sound with a synchronised Bang & Olufsen TV and music system throughout including satellite."


A favourite room in the property is the sitting room. "This room is incredibly comfortable," continues the owner. "It's got a double height, vaulted ceiling, beautifully rendered plasterwork and a wrought iron fireplace that actually came out of a castle in Scotland. Décor wise it's a cross between a very modern barn conversion and a traditional, country style home. The beams are pale, the walls are pale and we have slate flooring throughout the main thoroughfare downstairs." The dining room is at the opposite end of the house and also has a double height, vaulted ceiling. "Again, this is a large, comfortable room. You could easily fit 16 in there. It's a great house for entertaining and this is partly due to its open nature. If you can imagine the kitchen is at the centre of the house and the hall and the dining room come off that.


"The kitchen was entirely purpose built. It's has a Kirkstone (which is a cross between slate and granite) work surface and splash back with a breakfast area divided by a large cooking island in the centre of the room. It's quite contemporary and we do tend to spend a lot of time in there – not least because we've got the TV linked to the satellite and it's comfortable." Moving on through the property, the family bathroom has a traditional slipper bath mixed with modern fixtures. "In addition to this bathroom, we also have an en suite with a shower and a bath in the master bedroom."


"There's an open oak banister that leads up from the dining room to the floor above. At the top there is the galleried master bedroom separated by a half wall and beams so it's all very open. This is only one of the staircases in the property; however, the other is circular with slate covered steps.


Outside, the garden of the Granary is divided into three areas. "The house is T shaped, so we've a garden at the front, the back and the side, plus four car parking spaces. It's secluded at the front, and the back takes the form of a courtyard garden. This is a real sun trap and two separate doors leading out from the house, so it's a perfect place to sit and enjoy a meal."


The Granary is well placed for shops and stations. "Berkhamsted is a 20 minute walk away and, on the train, is then just over 30 minutes into London. The A41 and M25 are under ten minutes away in the car and there are good schools, supermarkets, shops and restaurants all within easy reach.


"We're going to miss the size of the rooms and the openness of the place. It's absolutely full of character. Everyone who comes in always says 'wow' as soon as they step through the door. It's the sort of place that needs lots of visitors – it's a very sociable house. But at the same time it's very peaceful and calming. I shall miss it all."
