Everything about 5 Grand Manor Drive is on a large scale with all the rooms being spacious and bright with light streaming in through its many windows. As you approach, there is a feeling of grandeur about the property and something keenly felt by the owner who commented that you'd be forgiven for thinking you were in a film set as you come down the main staircase in an evening dress ready for a night out. All the rooms lead from the entrance hall and it's clear from the design and layout of the house that it was built with the practicalities of modern living in mind without sacrificing any of the luxury.

The house faces the Green and lakes which are teaming with wildlife. "It's a glorious location," says the owner. "Two of our receptions rooms have floor to ceiling windows which overlook this beautiful area and we've had plenty of visitors in the garden including the ducks. There are also swans with their cygnets in spring which is wonderful to watch. At the back of the house our sitting room overlooks our very private garden. It's a large plot and had already been landscaped when we arrived. It was lovely to inherit a garden with no major work needed. There is always somewhere which is sunny and it's superb for entertaining."

Another area used extensively for entertaining at the property is the large dining room. "We've had up to 20 people seated around the table here," adds the owner. "It's such a luxury to know you have the space if needed for a large family celebration; likewise with the number of bedrooms. There are four bedrooms on the first floor all with their own en-suite bathrooms. Everything is of a high standard and each en-suite has its own bath and separate shower cubicle.

"On the second floor is a large attic room, with windows which is accessed by its own staircase. This is currently used as a playroom but it could easily work well as another bedroom particularly for a teenager."

Being at Cypress Point the house is well placed for the centres of Lytham and St Anne's which are both five minutes' drive . "There is a good range of shops and some fabulous restaurants in Lytham," says the owner. "Blackpool Airport is 15 minutes away as is the M55. There are also some beautiful walks particularly to Fairhaven Lakes which takes about half an hour.

"We've both really loved this home and its position right from the start," says the owner. "Every day when we open the curtains, look out and see the views and wildlife we still can't quite believe how lucky we've been. And we're so impressed by the standard of this house that we're now moving to another built by the same company."
