32 Rambling Way, Potten End "It's often said that it's the location that really makes a home – and that's certainly true here! I just loved the area and the beautiful, peaceful south facing garden that leads down to the woods. On top of the location the house itself was just so spacious, light and airy - a great combination." But the current owner of 32 Rambling Way has added to that great combination by creating a stunning family home. "When I first bought this property it was a two bedroom bungalow," she remembers. "But it was a great size and it was just so bright and welcoming I could see that as a wonderful home it really ticked all the boxes. "In fact it was some time before I decided to extend the house and then, well, I simply raised the roof! The downstairs worked so well we didn't need to extend far out of the original footprint at all. But by adding the upstairs I freed up the bungalow's bedrooms to create more living space and added four new bedrooms and three bathrooms upstairs." The new house now makes the most of its great location. "And I've kept that light and airy feel throughout," says the current owner. "When you first come in there's a wonderful, spacious hallway that opens up onto the bright, open landing. There's a great spot up there that's filled with natural light and it's a fantastic place to sit and read." Downstairs, the current owner has made sure the house meets the needs of family life. "I've really been able to create an ideal kitchen and family area," she explains. "The kitchen is an open plan contemporary space with room for sofas, tables and chairs. Then there are huge glass doors that lead from there onto the patio and into the garden so the room is always bright and airy. I wanted to keep the design quite minimalist so I've made sure there's plenty of extra storage in the utility room for all those essentials." Outside, the garden that first attracted the current owner is still a beautiful addition to the house. "Because the bungalow was originally built in the 1950s, the garden is very mature and established," she says. "The lawn leads from the patio and along each side the colours of the leaves from the trees and shrubs look incredible. Then at the end a rose arch leads into the woods." And that secluded, peaceful feel extends into the village and beyond. "This is a lovely village," says the current owner. "I've lived in a lot of places but this is the first time I've got to know all my neighbours, been invited to summer barbecues, out for a Christmas meal – it's just great to be able to be part of that community if you want it. "Then just a mile down the road is Berkhamsted with its boutiques and cafes. It also has a station that takes you to Euston in about half an hour so ideal for commuting. The town has the famous Rex Cinema where you can sit on lounge chairs with a table with wine and nibbles while enjoying the film and there's also Berkhamsted Collegiate, one of the most popular independent schools in the country." The house is also just five minutes' drive from the M25 and close to Hemel Hempstead and Watford. So what will the current owner remember about this house? "Its warmth," she says. "Not just its physical warmth, but the feel of it. It's such a welcoming house and it has that 'feel good' factor. Unfortunately it's too big for just me now – I wish my children were still at home and we could enjoy it all over again."
