Ne. DESCRIPTION: A delightful William & Mary period wing with later additions of a magnificent Grade II listed house, constructed in the grand manner and divided in the late 1950s. Research made by a previous owner, a Colonel Krabb, concluded the house was mostly likely constructed in 1695 and most probably the name was changed in the 1700s from Blagrave House to Calcot Grange. The Grange is one of the historic houses of the area and today is set amidst a small sleepy conclave of period houses in a no-through lane. Special Features: The Grange retains all the best features of the original property, including the magnificent fireplace in the drawing room, the high ceilings so typical of the period, original panelling to walls and the plaster decorated ceilings and cornicing. The fine proportioned rooms are also typical of the period with a stunning drawing room, its large period sash windows and French doors giving access to the south facing gardens, with a stately Holm oak reputedly 600 years old. This elegant example of a fine period of English architecture harmonises properly with today's use as a bright, airy, comfortable family house. The countryside between Calcot and Newbury has long been known of outstanding rural beauty with the River Thames running through the pretty riverside village of Pangbourne, which is only a few miles by car, with its many shops, excellent pubs and restaurants. The interior of the property has had sympathetic and tasteful refurbishment and modernisation of recent years to include a recently fitted, very pretty, traditional kitchen with white Shaker style units, enamel butler's sink, granite work surfaces, dishwasher and Bosch microwave oven. The en suite bathroom to bedroom 1 has also recently been refitted to exacting standards. Schools : Little Heath School is only a short driving distance away which has been noted for its academic achievements as has Kendrick Girls' School, Reading Boys' School and there are plenty of private schools including St. Andrew's Preparatory School, Bradfield College, Pangbourne College, The Abbey School and Downe House to name but a few. Also, by the nature of other properties located nearby, for the children of the house there would also be easy access to friends. LOCAL FACILITIES : The Grange is cut away from the hurley-burley of modern life and yet is within easy walking distance of buses giving access to Reading, easy driving distance of the Savacentre Hypermarket at Theale, Reading is only approximately 4 miles away, the M4 Junction 12 is approximately 2 miles, excellent train services at Reading giving an intercity fast train service to London Paddington. Marvellous walks are to be found adjacent which lead past the ancient Calcot Mill, crossing the Holybrook. The Holybrook flows from the River Kennett at a junction known as the Arrowhead and flows towards Reading Abbey. The footpath continues, after crossing the Holybrook, and leads to the water meadows play area for children and joins the towpath beside the Kennett & Avon Canal. Calcot Golf Club is within walking distance. Another important aspect is that due to the location of the other period properties adjacent to Calcot Grange, there is a high element of security. SUMMARY OF ACCOMMODATION: Entrance hall with tiled flooring, drawing room with open fireplace and French doors onto the garden, study, dining room with magnificent fireplace and French doors onto the garden, breakfast room with French door to garden, kitchen, utility/cloakroom, 4 double bedrooms, 2 bathrooms, large loft, full oil fired central heating. Double detached garage 23' x 19'6 with a further garden store area. GARDENS & GROUNDS : Gardens extend to approximately 0.382 acres / 0.155 ha. Large part walled gardens to include very pretty formal and informal areas. The gardens are a delight in all seasons with many specimen trees and plants and wide sweeping lawns, are safe and level for children to play in, but also very secluded. DIRECTIONS: From the offices of Dudley Singleton turn left, proceed over the mini roundabout and out of the village towards the A4. On reaching the large roundabout on the A4, take the second exit and proceed along the dual carriageway and over the M4 at Junction 12. Continue on the A4 towards Reading, proceeding over two roundabouts and through a set of traffic lights. At the next traffic lights adjacent to the Calcot Golf Course, turn right. Take the first right into The Chase and immediately first left into Mill Lane. Proceed down the lane and the private lane to The Grange will be found on the right hand side opposite a pair of semi detached period white cottages. SERVICES: Mains water, electricity and drainage.
