Prince Hill House is an imposing village house with historic connections. The house is Listed Grade II and constructed of painted rendered brick under a tiled roof, with an impressive pillared portico. Prince Hill House is believed to have played host to Prince Rupert, when he fought on the side of the Royalists during the Battle of Bristol. It dates, in parts, from the 1640's. It was considerably enlarged and remodelled in 1913 by Major General Carrington, after when ownership passed at one point to a descendent of Queen Victoria, Lady Brassey, who was also a Godchild to Winston Churchill. In recent times, the present owners have carried out a programme of improvements and redecoration, including re-wiring, re-plumbing, re-roofing. The house has great character, displaying a multitude of period features. These include high ceilings, and large sash windows, many with the original shutters, complimented by fine fire surrounds in marble or pine, cast iron radiators, original coving and parquet flooring. Please consult the floor plans for room layouts and dimensions. The striking reception hall is half panelled, has oak window seats and a grand oak staircase with polished hand rails and spindles. The accommodating drawing room, situated just off the reception hall, has a large open fire place, with polished wood surround and access to the garden terrace. The ball room has a painted wood fireplace with a polished wooden floor and doors out to the covered veranda. The well placed dining room leads to the east facing orangery, which opens up to the walled garden. The kitchen/breakfast room has been wholly modernised by the current owners, with the installation of American oak units with granite work tops. The kitchen/breakfast room has been fully fitted out with modern appliances, including a steamer, plate warmer, large fridge-freezer and wine cooler, coffee machine, dishwasher, steak griller, deep fat fryer, induction hobs and microwave oven, all made by Miele. The floor has been fully laid with Lebanese tiles. Adjoining the kitchen is the utility room (with original Victorian sinks and brass taps), from which there is access to the self contained annex. The annex contains a large open plan sitting room/kitchen area, one bedroom with bathroom ensuite. The study, library and office all have open fireplaces and stunning views over the gardens and grounds beyond. The office features the original Victorian strong room. First Floor The main staircase leads up to a large first floor landing, with an impressive atrium over the centre. The master bedroom at Prince Hill House offers generous accommodation consisting of a principal bedroom, adjoining bathroom and shower, large dressing room, morning room with two sets of double French windows opening to the balcony, and beyond this, a box room. There are five further bedrooms, two bathrooms, and a room which is currently used as a playroom. Second Floor The second floor is accessed via secondary staircases from both the ground and first floor. This floor offers extra accommodation for the house, consisting of three bedrooms, sitting room and a room ideally used as a games room. Cellar There is excellent cellar storage at Prince Hill House, including the large stores (vegetable or wine). A feature of the cellars is the old water pump, which was used to transfer water up to the main house. Prince Hill Cottages Opposite the main house are two semi detached cottages, which offer great space for staff and guests alike. Prince Hill Cottage 1: Prince Hill Cottage 1 has its own access and accommodation as follows: Sitting Room, Dining Room, Kitchen, downstairs WC, 2 Bedrooms and a family Bathroom. Prince Hill Cottage 2: Prince Hill Cottage 2 is the larger of the cottages, with accommodation as follows: Large Sitting Room, Dining Room, Kitchen, WC, 3 Bedrooms and a family Bathroom. Outbuildings Adjoining the main house are a range of outbuildings which are currently used as a workshop, garden storage and a former tractor barn. To the south of the main house is an - L' shaped stable block, consisting of four loose boxes, two garden stores, a machinery garage and car port. Behind the stable block are two greenhouses. To the front of the house, on the main parking area, is current planning permission for a 3-bay carport. Gardens and Grounds The gardens and grounds provide a superb setting for the house and are mainly south facing. The gardens are attractively laid out and consist of lawns, mature trees, a rose garden with pond, a walled garden and a terrace leading from the house. To one side of the lawns is an all weather tennis court. The formal gardens benefit from stunning views across the countryside to the south. On the western boundary is an interesting garden chapel. Beyond the gardens is a deer park, which has been lovingly created by the current owner. To the west of the deer park is a wooded area through which meanders a pretty stream with fishing rights. In the centre of the woodland is a sizeable lake (over ½ acre) which is well stocked with fish. The stream also meanders south of the deer park and paddocks, also offering the opportunity to fish (brown and rainbow trout).
