Sitting just 10 km from Mykonos Town and 15 minutes from the airport will soon be the island's most sophisticated - and certainly most expensive - villa.

Villa Q, so named by the developer, is currently a small collection of traditional Greek villas which have been run as a hotel. This summer, they are due to be converted into a vast villa, designed by one of the 'starchitects' (who wishes to remain nameless) and is already on the market with a gliterring price tag of EUR24 million.

'The price is based on the size of the house -- which is enormous,' explains Benjamin Fry, a psychotherapist and businessmen who is looking after the development with is Greek wife. 'But it's just unbelievably special and unique for the island. And Mykonos is wonderful -- it has a stupefying effect on people. Perhaps it's something about swimming in water that's full of volcanic minerals.'

The villa is perched on a cliff and will have expansive terraces over the Aegean and infinity-edge pools. Also on the estate will be a helipad, jetty and direct access to the beach via an underground elevator.

The guest house will have its own swimming pool. And on the site's highest point will be the dining area, desinged to capture paranoramic views over the bay and beyond.
