Situation

The historic town of Stirling is only 18 miles to the west and has an excellent range of shops, professional services. The town is also well known for its university. There is a commuter rail service to Edinburgh from Dunfermline, six miles away.
A wide range of leisure activities is available in the area. Gleneagles Hotel (16 miles) has a leisure club with extensive sports facilities including shooting school, an equestrian centre, the British School of Falconry and three famous golf courses, the King’s, the Queen’s and the PGA Centenary Course. There are numerous other courses within easy reach including the highly thought of Muckhart Golf Course, two courses at Kinross and the world famous courses of St. Andrews (36 miles). Gleneagles is also renowned for field sports with many guests staying at the hotel for grouse shooting, pheasant shooting and salmon fishing. The Knockhill Racing Circuit offers a range of activities for the motor sports enthusiast, including driving tuition. Kirklands House is a superb Georgian property constructed in 1832 of stone under a series of pitched slate roofs. The property has been sympathetically renovated over a period of years, retaining many original features including decorative cornicing, exposed floor boards, wood panelling and magnificent fireplaces. Throughout the property it is evident that great attention to detail has been paid. The owners have also built up a successful bed and breakfast business.

GARDENS AND GROUNDS
Kirklands House and gardens is renowned for its magnificent gardens and plant nursery. With an outstanding stone walled garden, meandering natural stream, neatly laid out paths and a variety of trees and shrubs, the grounds are truly remarkable. The sound of the Saline Burn can be heard from many areas of the garden, creating an idyllic atmosphere in the grounds.
The gardens are split into three principal sections: The Lawns and Borders, the Woodland Garden and Bluebells, and the Walled Garden. The lawns are carefully manicured and surrounded by beautiful herbaceous borders with a variety of plants and shrubs ranging from snowdrops and hellebores flowering in January to asters and sedums in October. The rockery in the back garden is rumoured to be on the site of an ancient tower although it is suspected that the site was probably rubble from the construction of the house in 1832. This area is planted with dwarf rhododendrons and azaleas and thousands of bulbs.
The woodland garden and bluebell walks are quite fantastic. This garden is situated where the “Kirk” of “Kirklands” may well have once stood amongst the lime, sycamore and maple trees. There are over 60 varieties of ferns alone, 18 varieties of pulmonaria and a mass of other plants and bulbs in this area. From January to June it is awash with colour. In May and June there is a fantastic display of bluebells. There is also a bog garden by the stream.
In addition to the natural woodland gardens and lawns there is a fully enclosed terraced walled garden with a high stone perimeter wall. This area is a highly productive and decorative kitchen garden. The reconstructed south facing walls of the terracing have proved to be an excellent area for training fruit trees. The greenhouse was erected in 1979 and now provides home grown tomatoes, as well as chillies, cucumbers, peppers and even the odd grape.
The front driveway leading up to the property has been recently resurfaced. Please refer to the servitude rights below regarding the shared access and maintenance rights over the driveway with the former stables to the rear.

Directions

From Edinburgh head north crossing the Forth Road Bridge and following the M90 north. Leave the motorway at Junction 4, and follow the signs to Saline, Dollar (B914). After approximately two miles bear right, again following signs to Saline. Continue on the B914 through Steelend and into Saline. At the bottom of the hill, opposite the bus turning circle, turn right onto North Road and then immediately right again onto Bridge Street. Kirklands House is accessed through stone gate piers on the right hand side. The property has a name plaque at the entrance.
