Description

Bennathie House dates from the early 1900s, and forms a substantial house with typical period features including bay windows, working shutters, fireplaces, panelled doors and a large first floor drawing room.
The 1.35 acre site includes surrounding gardens, paddock, traditional outbuilding with a stable and hayloft, and an area identified as a building plot with Planning Permission in principle for a single storey dwelling (with accommodation in the roof space).
The current owners have carried out extensive works including the installation of a new central heating system with two boilers, rewiring and modernisation of the bathrooms. The kitchen units and worktops have recently been replaced, and there is new flooring in the four bedrooms and the top landing.

Accommodation

A welcoming entrance hall has an impressive staircase and mid landing to the first floor level.
The large sitting room has a marble fireplace, a bay window, a shelved press and wall lights. The formal dining room also has a bay window, an open fireplace and wall lights and is accessed from the entrance hall. An inner hall leads to a study (or sixth bedroom) and a further reception room, which in turn leads through to the dining kitchen.
The kitchen has base units with light oak fronts and contrasting worktop surfaces, an inset sink with mixer tap, tiled floor covering, a breakfast bar and ample space for a table and chairs. A small utility room opens off the kitchen and is plumbed for a washing machine. Also off the kitchen is a conservatory with tiled floor covering and double doors to the garden. A rear vestibule provides coat hanging space and there is a WC opening off it.
Off the inner hall are a store room, a pantry and a boot room with an external door. There is also a shower room comprising WC, wash basin and wet room shower with extensive tiling.
Mezzanine floor
The staircase splits at the mid landing. At mezzanine level, towards the rear of the house are a bathroom, two bedrooms and the drawing room.
The drawing room is a particularly impressive room with ornate ceiling cornicing and two display press cupboards. The windows have working shutters, and there are further built-in cupboards.
There are two double bedrooms each with fireplaces and display press cupboards. The family bathroom comprises WC, wash basin, bath with mixer tap shower, and a heated towel rail/radiator.
First floor
A large roof light affords a great deal of natural light to the front landing. The master bedroom has an en suite bathroom with WC, wash basin, corner bath with mixer shower tap and a heated towel rail. There are two further bedrooms, one double and one single.
Attic
A concealed staircase off the mezzanine landing leads to a floored attic with standing room and extensive eaves storage. There are a number of dormer windows which allow natural light into the attic. The attic is insulated and may be suitable for conversion for guest or student accommodation.
Outside
A tree lined driveway with beech hedging leads to a chipped parking area with ample space for several vehicles.
There is a small paddock to the side of the house and to the rear is an outbuilding of stone and slate roof construction, in need of upgrading. This was the former stable and hayloft and has a coal shed and a tool store attached. A more modern attached single storey brick building is also attached, which has provided further stabling and storage.
The garden lies to the front and side of the house, surrounded by mature trees, and is mainly lawned.
