Earnley Grange is a beautifully mellow, Grade II Listed Sussex farmhouse, full of delightful character in the form of stone flagged floors, light and spacious rooms lit by tall sash windows and some lovely old fireplaces. Of particular note in the main house are the elegant drawing room, welcoming stone flagged reception hall and the vaulted family room. Accommodation on the first and second floors includes several bedroom suites, all of generous size with high ceilings and lovely views over the gardens and countryside. The second floor has an excellent arrangement of bedrooms, or studies, and a shower room for convenience and this area could easily be used as a home office.
A charming, two-bedroomed detached flint cottage stands on the northern boundary, formerly the Coach House; it provides extra accommodation either for guests, staff or perhaps a dependent relative.
Earnley Grange occupies a pleasant and peaceful position just north of the West Sussex hamlet of Earnley and about 1 mile from the sea. Local shopping facilities are to be found at the nearby villages of Birdham or Bracklesham Bay, with more extensive amenities at East and West Wittering. The cathedral city of Chichester lies some 8 miles to the north and has a wide range of cultural, leisure and shopping facilities, including the renowned Festival Theatre, ancient Cathedral, Pallant House Gallery, museums and restaurants. A cinema complex and sports centres and clubs provide for tennis and swimming and Chichester has a mainline railway station with services to London Victoria. Goodwood, just to the north of Chichester is, of course, renowned for its horseracing and also for its annual Festivals of Speed and Revival Meetings.
Outside, the house is approached via a long sweeping driveway to the front of the house, where a gravelled area provides parking for many cars. The formal gardens lie principally to the east, south and west of the house with, to the east, a delightful walled garden, with a charming grassy walk, flanked by beautifully planted herbaceous borders with a pretty orchard beyond. To the south, a fabulous garden has been created by the well-known garden designer, Chris Beardshaw, which now provides a wonderful back-drop to the house. A hard tennis court lies on the southern boundary and a recently installed swimming pool to the south-west. The remainder of the grounds comprise fenced paddocks and planning consent has been granted for the construction of a large timber barn that includes stables, a studio and garaging.
