Built in 2007, Oakland was beautifully built by Quoinstone Estate Limited from the architectural designs by the award winning Perthshire architects, James Denholm Partnership. This family house is constructed of a mixture of timber, render and stone-faced elevations beneath a pitched slate roof and will appeal to buyers with both traditional and contemporary tastes. The house has been designed to maximise the opportunity to enjoy the surrounding countryside with overhanging eaves, decked verandas and a balcony, all providing sheltered areas to sit out in.
The accommodation at Oakland is extremely well proportioned with large windows capturing the views and natural sunlight. Particular features of the property include the impressive main reception room which spans the width of the house and forms a welcoming open plan dining and sitting area. A Devonshire Limestone fireplace with a remote controlled flame effect gas fire forms the centrepiece of the room.
Upstairs a large galleried landing gives access to a sitting room / library, 2 double bedrooms, the master bedroom suite and a family bathroom. The sitting room has a cathedral ceiling, floor to ceiling windows and a balcony which is perfectly positioned to capture the evening sun and views of the hills.

Oakland lies in a small hamlet of five houses approximately 1 mile to the west of the historic conservation village of Fortingall in central Perthshire. This village is renowned for its ancient Yew Tree which is thought to be over 5000 years old. The picturesque village of Kenmore lies to the east on the shores of Loch Tay, with a primary school, village shops, post office and there are several historical buildings such as Kenmore Hotel, Taymouth Castle and Kenmore Church in the area.
For most daily requirements, the Victorian town of Aberfeldy is situated to the south with banking and comprehensive medical services including a cottage hospital, along with a wide selection of individual shops, delicatessens, bakeries, art galleries and antique shops. For schooling, Breadalbane Academy in Aberfeldy provides secondary education, and there is a school bus running from Fortingall to the school. There is a Festival theatre and railway station at Pitlochry and for a more comprehensive range of high street shops, services and communication links, Perth is about 43 miles south.
There are popular country hotels and restaurants in the area such as the Fortingall Hotel, The Courtyard Restaurant (Kenmore) for bistro dining, and Ailean Chraggan (Weem), House of Menzies (Weem) and the Ardeonaig Hotel on Loch Tay, which makes dining out both excellent and diverse.
Outdoor enthusiasts are drawn to the area as the River Lyon is bounded by impressive mountains both north and south. The hamlet of Invervar in Glen Lyon is known amongst hill walkers as the starting point for the Glen Lyon Horseshoe, which is a high level walk taking in four Munros, including Ben Lawers, on the north side of Glen Lyon. Schiehallion, Ben More and Stob Binnein are all close by and popular with walkers, and Meggernie Outdoor Centre at Bridge of Balgie provides a range of outdoor activities.
First class brown trout and salmon fishing is available on the Rivers Lyon, Tay, Dochart and Tummel. For country sport enthusiasts, there is a variety of stalking and shooting readily available on local estates. There are water sports on Lochs Tay, Earn, Rannoch and Tummel and for golfers there are local courses at Aberfeldy, Kenmore, Pitlochry, and the famous courses at Gleneagles are only about 44 miles away.
Garages
An integral timber clad double garage has remote controlled up and over doors. Above the garage is a large double bedroom and an en-suite bathroom. The garage room with its separate access is currently used as an office, but would also be perfect for a studio, an annex or for guest accommodation.
There is a further detached single timber clad garage with remote electric up and over doors. This has additional room for a workshop, and has a greenhouse area which is prefect for the keen gardener. The garage has a floored attic for storage.
Garden
Oakland is set in about 0.355 acres and the garden has been beautifully landscaped around the house. To the front is an area of lawn with shrubs and plants for colour, and a gravel courtyard for parking several cars. The garden is well established with herbaceous borders, shrubs and fruit trees. It is enclosed by a mixture of hedging and stone dykes to provide a natural boundary which is fitting for the surrounding area. With a terrace and lawn there is ample opportunity to sit out to enjoy the surrounding countryside.
