The proposed house has been designed by Montgomery Forgan Associates and it will be constructed from a mixture of stone and render beneath a pantile roof with slate roofed dormer windows. The design of
the house will be traditional in style with timber framed astragal windows and doors. It is proposed that it will be well insulated with solar panels in the roof to minimise the energy expenditure.
The layout of the house will include a good sized dining room with doors leading out to the garden, a dining kitchen and another reception room for either formal dining or for use as a
family room. The bedrooms will lie on the first floor with cottage character arising from the coomb ceilings and dormer windows.
Depending on the build stage it may be possible to offer a bespoke design and build service where the developer can construct a home tailormade to a purchasers own specification,

The county town of Cupar (5 miles) and St Andrews (12½ miles) provide a wide range of shops and services, in addition to the local villages. There is excellent state primary and secondary schooling available locally in Cupar
and private schools in the area include St Leonards in St. Andrews, and there is a further range of private schools in Edinburgh, Clackmannanshire and Perthshire.
