Birds Nest Cottage is an attractive, semi-detached 19th century cottage, with a south facing garden, which was the former village post office.
The property is constructed with cream painted brick elevations, beneath a pitched tile covered roof, and provides deceptively spacious, well presented accommodation over two floors.

The timber board and braced front door opens into a well appointed bespoke kitchen with handmade oak veneer units with complimenting granite worktops, slate splashback and ceramic tiled floor, with integrated induction hob and built-in oven, and an external board and brace stable door providing access to the garden’s terrace.
The sitting room occupies the core of the house, and is a spacious, full width room with wood flooring, a cast iron stove and external door to the garden, whilst there is also a formal dining room, and an adaptable study, which could be occupied as a playroom and ground floor bedroom, if one were needed, accessed off the sitting room.

Catthorpe, situated in south Leicestershire on the Warwickshire border, is a small village with approximately 33 houses. The village was devised from the Catthorpe Estate, back in 1882 when the main Manor House was built by Major Cross, and the whole village and surrounding farms belonged to one Estate. These days the Estate has long ago been split up and Manor Farm is a family-run traditional mixed farm with its own award winning farm shop. The village also boasts an award winning public house, the Cherry Tree, and is primarily centred round the 13th century church of St Thomas.
The village lies close to the source of the River Avon, and there are attractive southerly views over the rolling farmland of the infant river’s valley. It retains a rural feel, with the ancient village of Lilbourne close by, which became an important market town in the 12th century, particularly for trading in wood, and opposite its church are the remains of a typical motte-and-bailey castle, but with two baileys.
Communications from Catthorpe are excellent. The nearby market towns of Rugby and Lutterworth offer a comprehensive range of retail shopping outlets, whilst the extensive road network, with the M1, M6, A14 and A5 all within a few miles of the village, ensure good commuter links to the region’s towns and cities, including Warwick, Northampton, Birmingham and Leicester. There are also regular mainline train services from Rugby to London Euston or, alternatively, London St Pancras International from Market Harborough, in about 60 minutes.
The area boasts excellent state and public schooling. Rugby is one of the better known schools, whilst there are also well thought of preparatory schools nearby at Spratton, Maidwell Hall and Bilton Grange, to name just a few.
Garden
A charming, south facing garden lies to the rear of the property, accessed to a terraced area from the kitchen and sitting room, or garage. The lawned garden is framed by deep, well stocked borders, providing a depth of colour with flowers and lavenders, whilst a gravelled pathway leads through the garden, past a timber outbuilding, to a small orchard, with a variety of mixed species fruit trees at the southern end of the garden, beyond which there are pleasant farmland views.
Garage
The garage adjoins the house, entered through an electric roller shutter door, and has electric power and light, also providing access through a pedestrian door to the garden. It currently acts as a garage/workshop, but is large enough to be capable of garaging two mid vehicles, if required.
