Sutton Mill House is a handsome Grade II, Listed Georgian House, built in Norfolk Gault bricks under a tiled roof. The house built in 1778 is mentioned in Nikolaus Pevsner’s The Buildings of England " as being of historical importance, in particular for the fluted columns and pilasters that support the curved porch". The house, on three floors, has elegant well-proportioned rooms typical of the period with ornate cornices throughout. There is an original spiral staircase leading up from the hall to the first and second floors. The house has particularly ornate Venetian style Georgian sash windows to the front elevation and sash windows to the remainder of the house.

The present owners purchased the property in 1986 adding an east wing extension in 1988. In 2006 they embarked on a complete programme of renovation.

The ground floor accommodation comprises a limestone floored entrance hall leading to elegant drawing and dining rooms, both of which have the original cornices. The third reception room is fitted out as a study. The large kitchen/breakfast room features bespoke hand-made American oak units with Zambian granite worktops covering Bosch dishwasher, freezer and fridge. In addition there is a wet shower room and W.C. on this floor.

The rear hallway leads to two separate, secluded courtyards and an office, which would be useful for anyone wishing to work from home. A lift connects the ground and first floor. Also accessed from the hall is the utility room and garage.

The first floor accommodation comprises master bedroom with an en-suite bathroom fitted out with a Jacuzzi bath and hand-basins, and a designer shower cabinet. Also on this floor are a further three double bedrooms, one en-suite, and a family bathroom incorporating a spa bath and walk- in shower.

There are two double bedrooms one with adjoining shower room, the other with an adjoining WC,

The house is approached via wrought-iron electric gates with a gravel driveway ending in a parking area to the front and side of the house, continuing to the garage entrance with its electric door.

The garden is laid to lawn and interspersed with shrubs, rose beds and flower borders There are broadleaf and coniferous trees including a superb monkey puzzle tree adjacent to the drive.

Sutton Mill House is situated to the east of the village of Sutton, about 1.5 miles from Stalham which provides three schools, shopping and leisure facilities, and two doctors surgeries. The attractive village of Hickling and Hickling Broad Nature Reserve provide public houses and a sailing club. Norwich 15 miles away offers a comprehensive range of shopping leisure, and entertainment facilities.
