Situation
Roseburn is a wonderful Victorian home located on Haywood Road on the edge of the Dumfriesshire market town of Moffat.
There are excellent opportunities for country sports in the area, with tennis, golf, shooting and fishing available locally and hill walking in the nearby Annandale and Queensberry Hills and links to the Southern Upland Way. Moffat provides a good range of quality shops and professional services, as well as hotels, restaurants, a golf course and a distinguished combined school offering nursery to sixth year studies. Dumfries, 21 miles to the south, is an active town which provides a wider range of facilities, including a hospital, a range of shops, supermarkets, sports clubs and further professional services. Carlisle, which also provides a wide range of facilities, is 41 miles to the south.
The M74, the main route from England to Scotland, is only 1½ miles away and provides a motorway connection both north to Glasgow and south to the M6, Carlisle, Penrith, central and southern England. There are railway stations at Dumfries, Lockerbie and Carlisle. Glasgow is about 54 miles to the north, while Edinburgh is 53 miles to the north east and can be reached by the A701 or via the A702 through Biggar.
Description
Built in 1843, Roseburn has many traditional features and its accommodation is perfectly arranged over the ground and first floors. The property was restored in the 1990s and there is an annexe with its own separate entrance.
Accommodation
The approach to Roseburn is through a magnificent covered, pillared entrance from where the front door leads through to the porch which contains fixed cupboards and a concealed WC. Upon entering the main hallway, the entrance to the dining room is immediately to the left. Period features such as a ceiling rose, and working shutters are present, as well as a gas fire. A connecting doorway from the dining room leads into the kitchen which has a series of fixed wall and floor units, a double sink, gas cooker with four hobs, grill, oven and extractor hood. Storage space is aplenty, with a built in cupboard and a glass fronted, illuminated cabinet. Opening off the kitchen is the utility room which contains a walk in larder with marble shelving, sink, dishwasher, washing machine, fridge freezer and a door leading to the front of the house and the entrance to the annexe. The garden room with eastern views and security shutters has built in book shelves and a door to the garden. The adjacent sitting room has a range of built in bookshelves, a bay window with working shutters overlooking the garden and a gas fire. Across the hall, the drawing room and conservatory complete the ground floor accommodation. A magnificent traditional marble fireplace with gas fire, recently replaced sash windows with working shutters and ceiling roses give the drawing room a traditional feel. The heated conservatory is served by an automatic vent system and is ideal for entertaining guests whilst overlooking the gardens, to which double doors give access.
The first floor accommodation consists of three double bedrooms, all of which have fireplaces and working shutters. Two of the bedrooms have dual aspect windows and the third has east facing views and an en suite dressing / shower room with a WC and basin. A door from the dressing room leads to a walk in loft which provides extensive storage space. There is a further bathroom with a series of cupboards outside.
The annexe is approached from the front of the house. There is a double bedroom with an en suite shower room, a pantry, and a sitting room / study with security shutters and double doors leading outside.
Outside
Roseburn is approached from Haywood Road where there is an area for car parking. From here, there is a gate to the garden and a set of wrought iron gates leading to the front of the house.
