Situation
Hatton House is one of three houses within the former walled garden at Arthurstone and forms part of a unique development of some 11 houses, including three conversions. Arthurstone is in the heart of Strathmore, close to the county boundary between Perthshire and Angus.
Strathmore is a fertile plain which lies between the Sidlaw Hills to the south and the Angus Glens to the north with the Grampian mountains rising behind. Strathmore is famous for its attractive scenery, productive farmland and for Glamis Castle, childhood home of the late Queen Mother.
As well as being most attractive the area benefits from good communications to Perth, Dundee, Aberdeen and Edinburgh. The A94 connects Perth with Forfar. From Perth the M90 motorway links to Edinburgh, whilst the A9 and M90 give access to Stirling and Glasgow. Forfar is on the A90 dual carriageway to Aberdeen. Dundee and Perth have mainline railway stations with regular services to the south including a sleeper. Edinburgh Airport has a range of domestic and European flights and there are flights from Dundee to London City Airport, Birmingham and Belfast.
The recreational facilities in the area are excellent. There are three golf courses at Alyth, together with further courses at Rosemount (Blairgowrie) including a championship course. Carnoustie and St Andrews are within easy driving distance. As well as on the nearby River Isla, fishing can be taken on the Tay and the River Ericht. The nearby glens provide some of the best hill-walking in Eastern Scotland and ski-ing at Glenshee.
There is a primary school and local shopping in Meigle whilst the nearest pub is in Ardler. Further local shopping is found in Coupar Angus. Secondary schooling is available in Blairgowrie and in Dundee, which along with Perth provides all the services expected of major cities. Private schooling is available locally at Dundee High School, Craigclowan, Strathallan, Kilgraston and Glenalmond. A bus runs from Meigle to Dundee High School.
Description
Hatton House is a most prestigious modern house, which was completed in 2001. It was built to a very high specification and is a well designed, extremely comfortable and spacious family home.
The house is situated within the walled garden at Arthurstone, which is a most attractive site with views south to the Sidlaws and Kinpurney Hill. It is harled with a slate roof. With its dormer windows, timber facings and intriguing features there is a traditional feel to the house. It is fully double glazed with high levels of insulation. Internally it has been thoughtfully designed and is ideal for entertaining.
Part of the original walled garden and surrounding grounds are managed for the benefit of the residents. Outside the gardens the grounds include attractive mature trees and shrubs.
Accommodation
Gates open up onto a monoblock drive which leads up to a parking and turning area in front of both the house and garage. A flagstone path leads to a covered canopy with half glazed front door with sidelights either side and which opens to hallway, drawing room, dining room, sitting room, study, cloakroom, conservatory, kitchen/breakfast room, utility room, master bedroom with dressing room and shower room, 3 further en suite bedrooms.
Outside
To the rear of the house and built into the northern wall of the original walled garden is a ‘Gothic’ summer house, with a decorative arched entrance with double doors and windows either side and timber lined interiors. To either side of the door are two carved stone pedestals. In front is a paved seating area.
To the side of the house is a triple garage (3.05 m x 2.85 m) of block construction and harled with a slate roof, concrete floor, three sets of double opening doors, electricity and water, side door to garden and a hatch to partially floored loft space.
Hatton House is surrounded by its own enclosed gardens comprising established lawns, shrub and flower borders and has a mature beech hedge to the south. There is a wooden fence either side and paved paths lead through a low wooden fence to the enclosed rear garden with a paved terrace adjacent to the conservatory. The original garden wall behind the house is south facing with fruit trees and flower borders. Oil tank and greenhouse.
