Description

A most attractive period house in a delightful edge of village setting with 2.2 acres of well maintained gardens with swimming pool and views over surrounding countryside
Built of Cotswold stone under a Stonesfield slate roof, Churchmead is a lovely family home with attractive gardens and grounds with swimming pool. Located on the edge of the village, the property borders farmland to the rear with glorious views over undulating countryside and likewise to the East and South, as seen from all first floor rooms. Believed to date from the 17th century with later additions in the 19th century, the property has many period features including exposed beams, oak wall pannelling, an inglenook with woodburner and two other functioning fireplaces plus flagstone flooring in the dining room.
Predominantly arranged over two floors with attic bedrooms in addition, the spacious accommodation provides an excellent family home. The reception rooms include an elegant and particularly attractive drawing room with ornate cornicing to the ceiling, a Delft tiled fireplace and French doors opening to the garden on the eastern side. Arranged in the oldest part of the house are the dining and sitting rooms. Both rooms are full of character with fireplaces and exposed beams. There is wall panelling and flagstone flooring in the dining room and an interesting feature of a ‘Coat of Arms’ within the wall in the sitting room. Accessed from the dining room and kitchen is an attractive and spacious conservatory which takes advantage of the west facing views over the garden and beyond. The kitchen has an oil-fired AGA and a range of fitted units with integrated appliances including a dishwasher, fridge/freezer and a hob. An electric double oven is arranged in the breakfast room. Located off the breakfast room is the utility room with store room off. The first floor provides a spacious and charming, triple aspect master bedroom with fireplace and en-suite bathroom, three further bedrooms (1 en-suite) and the family bathroom. Two/three further bedrooms, a shower room with an individual immersion water heater and a storage room occupy the second floor.
Outside
Churchmead is complemented by lovely mature gardens with a variety of mature trees, shrubs and wide herbaceous borders providing a most attractive setting. To the front of the house the garden has a well and central path leading to the front door. The garden continues to the side of the house providing a lovely outlook from the drawing room and master bedroom. This part of the garden is particularly pretty, mainly laid to lawn with wide borders and being enclosed by stone walling and a large beech hedge. A further gate within the front wall opens to a second path leading to the side of the house and continuing to the swimming pool which is located close the house in a sheltered position and enjoying a view of the church. Arranged at the rear of the house and bordering farmland, the main garden is predominantly laid to lawn with mature trees including a small copse. Within the garden are a summer house and garden sheds. Located opposite the front of the house is a further area of enclosed garden formerly a grass tennis court. The garage is accessed from the main road.
