Barbreck Cottages, Kilchrenan, Taynuilt, Argyll Offers over £250,000

The south facing cottages were constructed some 50 years ago, with the accommodation over one level.

The accommodation in each of the cottages consists of a living room, kitchen, three bedrooms and bathroom. The living accommodation is positioned to take full advantage of the views to Loch Awe and the surrounding countryside.

The current owners have previously let the cottages on a Short Assured Tenancy agreement. The properties offer useful letting potential. They also have potential to be extended into the attic space or indeed converted into one residential property, subject to obtaining the necessary consents.

There are formal gardens down to lawn and separate driveways.

The cottages are situated in 2 acres of land.

Please note that if the cottages are sold individually, the land is available by separate negotiation.

Barbreck Cottages are in a very attractive rural location on the edge of the village of Kilchrenan. The cottages have excellent views of the surrounding countryside across to Ben Cruachan and to Loch Awe.

Kilchrenan is a small West Highland village close to the western shores of Loch Awe. The village supports several hotels with well renowned restaurants, a village hall, a church and a well respected primary school. Secondary education is available in Oban. The village of Taynuilt (6 miles) has a range of shops, post office, medical centre and a popular nine-hole golf course. It also has a stop on the main Oban to Glasgow rail line.

Oban (19 miles) supports a wide range of shopping, recreational facilities, banks, building societies and professional offices. There are a number of primary schools, a high school, a leisure centre and a hospital.

Loch Awe is one of Scotland’s most spectacular lochs. It is 25 miles long and runs from the village of Lochawe to Ford near the west coast to the south. Kilchurn Castle is a dramatic ruin, and one of Scotland’s most famous and most photographed castles. There are a number of islands in the loch including Innishail, which is the burial island of the Dukes of Argyll. Inveraray Castle, the seat of the Dukes of Argyll, is at the head of Loch Fyne, 17 miles to the south.

There is spectacular hill walking, climbing and mountaineering in the area with skiing at Glencoe. As well as on Loch Awe numerous other lochs and rivers provide both salmon and trout fishing and the opportunity for boating and water sports.
