The Lodge is Grade II Listed and believed to date from 1840. According to the Listing there are later 20th Century additions, believed to be the bay windows to the front.
The accommodation is exquisitely proportioned with a wide central staircase hall running the full depth of the house. The principal reception
rooms open from it. It is rare to see such a prime example of compact Georgian architecture. The house has been owned by the same family for over 40 years and remains largely unspoilt yet could benefit from sensitive restoration and adaptation to create a truly exceptional family home ideally suited to modern life.
On the ground floor there is a lovely drawing room and a separate dining room which has an interlinking door to the kitchen/breakfast
room. There is also a cosy sitting room and a study. Opening off the kitchen is a large scullery which, subject to the necessary consents, could be incorporated to create a sensational kitchen/family room which could in turn open onto the conservatory.
The Lodge occupies an elevated position at the end of a private drive overlooking its gardens with the beautiful Fonthill Estate beyond. The
property sits on the edge of Tisbury, a thriving village in Wiltshires sought after Area of Outstanding Natural Beauty. Tisbury has a wide
variety of shops and facilities including numerous pubs, a delicatessen, supermarket, hairdresser, sports centre, florist, café, bank, doctor and railway station with direct services to Salisbury in about 20 minutes and London Waterloo in approximately 1 hour 43 minutes.
The area is renowned for its beautiful countryside over which there are a wide variety of walks. There are also very good schools in the area with a primary school in Tisbury along with excellent prep and private schools nearby.
As well as its strong rail links, Tisbury is easily accessible by road with the A303 lying just 4 miles to the north.
The Lodge is approached over a private drive which leads to turning and parking areas to both the side and front of the house. To the rear of the house is a double garage with stone elevations and additional stone outbuilding which has a loft accessible by an external side staircase.
Between these two buildings is a delightful secluded terrace with a southerly aspect.
The gardens are charming and mostly laid to lawn yet also contain a variety of mature trees, shrubs and an orchard. The lawns to the front slope gently down to Hindon Lane and enjoy a superb open view. There is also a level section of lawn which has always been used as a grass tennis court.
