Situation
Auchelie lies in one of the most scenic areas of Scotland. Situated above the Tay Valley in the hidden Tulliemet area of Atholl, Auchelie forms part of the stunning Auchnaguie hamlet, formerly part of the Atholl Estates, and is close to the most superb hill and woodland walks.
There is a post office, petrol station and general store at Ballinluig (2 miles) and the city of Perth is 22 miles away. Pitlochry and Dunkeld are both within easy reach and provide excellent day to day facilities. There are good private schools at Glenalmond, Ardvreck, Strathallan, Kilgraston and Craigclowan. Main line railway stations at Dunkeld and Pitlochry offer flexibility, whilst the A9 is within easy reach for access both north and south.
Description
Auchelie is a stunning contemporary country house lying within the award winning development of Auchnaguie in Highland Perthshire. From its rooms and garden there are breathtaking panoramic views of the ancient Caledonian pines on the rugged hillside behind and the dramatic Tay Valley from its junction with the Tummel down towards distant Dunkeld. The western view to the hills of Strathtay, with Ben Lawers behind, is breathtaking.
Auchelie was designed by Simpson and Brown, conservation architects, with great flair and imagination. Externally the property has been designed with a traditional appearance including stone cladding, cedar lining, cast iron guttering and down pipes and a slated roof. Internally, the public areas and kitchen all have external French doors leading to the landscaped gardens and open views beyond. It has an attached garage linked to the house.
The kitchen includes an island which also provides breakfasting space. There is an Aga with six ring gas hob and electric ovens. The dining and family room has a log burning stove, and the sitting room has a vaulted ceiling and a floor to ceiling glazed gable, taking full advantage of the outstanding elevated views.
The accommodation allows flexibility for purchasers, with the inclusion of a ground floor bedroom which is currently used as a home office. On the first floor there are three bedrooms (two double and one single). The layout allows for a master bedroom suite with shower room, using the single bedroom as a dressing room.
The house is finished to a very high standard, including beautiful cherrywood floors and glazed and panelled internal doors.

The family and dining room has a log burning Stovax fire, inset within a chimney breast, and also has French doors to the garden.
The breakfasting kitchen, again with French doors to the garden, is well fitted with base and wall mounted Shaker style units in cream with black granite worktop surfaces, glass fronted illuminated display cabinets, and pan drawers. The galleried upper hall leads to three further bedrooms. The double bedroom at the eastern end of the house has an en suite bathroom with WC, vessel wash basin, Jacuzzi bath and separate corner shower, under floor heating and a heated towel rail. The second, larger double bedroom, together with the single bedroom and shower room, could form a large and impressive master suite, using the single bedroom as a dressing room. There is a large walk-in store off the double bedroom. The shower room has a WC, twin wash basins, shower, under floor heating and a heated towel rail.

It houses the oil fired boiler and has wall mounted shelving and ample space for log storage. There is an integral door to the storeroom and accommodation beyond.
The site extends to approximately 0.3 acres and the current owners have spent a great deal of time landscaping the gardens to a high standard. To the front is a lawn with underground oil tank, stone dyke and gate. The lawn continues to the rear.
