The Granaries, Burgate, Fordingbridge, Hampshire, SP6 1NF Guide price £1,950,000

Situation

The Granaries were once the agricultural outbuildings belonging to Fryern Court, the home of the famous artist, Augustus John. Separated and converted over 20 years ago they occupy a quiet rural location accessed by two long private drives. The Granaries is conveniently situated on the western side of the Avon Valley, between the New Forest National Park and the delightful countryside of the Cranborne Chase. It is accessible via the A338 north to Salisbury and south to the A31 which connects quickly west to Bournemouth and east to Southampton, both having good regional airports.

Description

The Granary is Grade II Listed and believed to date from the 17th Century. Now linked to an adjacent barn it provides extensive accommodation whilst maintaining the architectural
integrity of its internal Queen post construction. The main part of the barn is impressively spacious and light. It is cleverly divided into the main reception rooms including a hall, drawing room, dining room, summer sitting room and a cosy first floor sitting room approached via a small spiral staircase. The kitchen is open to the ridge of the building and has a fully fitted kitchen from John Lewis of Hungerford, it is constructed of oak with granite worktops with a four oven Aga. There is a ground floor bedroom suite in the main part of the barn but it is the adjoining barn which provides the additional bedroom accommodation on two floors and is notable by the use of the impressive original stone and slate flooring. The barns were extremely well converted and equipped and are presented in very good condition throughout.
On the other side of the gravel sweep is a single storey converted outbuilding, originally the farm’s milking parlour and dairy. It has now been converted and provides an extremely good three bedroom cottage that is currently occupied on a consent personal to the current occupiers. There is also a large snooker room with full size table, a large open plan office with adjoining store and a further store which could easily be converted back to provide two loose boxes. Close by is a substantial modern portal framed building that is extremely well finished both internally and externally providing approx. 4,000 sqft of accommodation on two floors and has a Certificate of Lawful Use for commercial use. The ground floor is currently divided into a large open area with three separate stores, two of which are accessible from the outside. Stairs lead up to a further open plan area suitable for further sub division or enlargement if required. To one side of this barn is a fenced kitchen garden with raised beds and greenhouse behind which is a single timber stable and adjoining store.
The gardens and ground have been extremely well laid out and beautifully maintained and provide a delightful setting for this unique group of buildings. The main area of garden is south facing, mainly
laid to lawn but with a number of shrub and herbaceous borders. There are further areas of lawn and woodland all under planted with spring bulbs. The land is flat, level and well drained and divided into a number of post and rail fenced and watered enclosures. Most are permanent pasture or recently seeded ley. There are two long private entrances, one to the south, with electric gates, and one to the east.
