Castleton is a stunning west coast Estate in a secluded private location on the Argyll coastline. The Estate extends to about 109.52 acres and includes about 0.78 miles of loch frontage on a secluded bay known as Glac Mhor. The bay fronts Loch Fyne and is created by two islands (Eilean Mor and Heather Island), which are included in the Estate. There is a sheltered boat house on the western shore of the bay.

Castleton House is a stunning mansion surrounded by mature gardens and grounds which run down to a sheltered bay connecting into Loch Fyne. The original house dates from the early 18th century and was enlarged in the 19th century, and then again at the turn of the millennium when the current owners added a significant extension.
Castleton House is of painted harled construction beneath a slate roof, the majority of which was reslated in 1997 when the house
was rewired. A new boiler was installed in 2008. The property is approached by two tree-lined drives which lead through the colourful gardens to a sweep in front of the house and parking at

Salmon Netting Rights
Included with Lot 1 is the netting rights extending from Lingerton burn to the west of Castleton to Achnaba in the east, a distance
of 3.4 miles. In the past the Estate actively used the netting rights but no records were kept of the numbers caught. In recent years
the rights have been let for the season which runs from 30 June to 31 August each year.
Situation
Castleton occupies a stunning position on the north shore of Loch Fyne and is reached by two half mile long private drives leading off the A83. Argyll is renowned as one of Scotlands most attractive counties, with the extensive coastline being a particular attraction to sailors and holiday makers.
Lochgilphead has a wide range of shopping, leisure, medical and recreational facilities, while Glasgow provides the wide range of services expected from Scotlands largest city. Glasgow Airport (77 miles) has daily flights to a number of UK and international destinations.

The outbuildings lie to the north of the house, shielded by trees, and comprise a monopitch building of timber-frame construction with concrete flooring. The building is divided into two open bays for storage and two double garages with workshops.
Gardens and Grounds
The gardens and grounds are a real feature of Castleton and provide an appropriate setting for the house. To the front of the house, extensive lawns flanked by herbaceous borders lead to a bank with azaleas, rhododendrons and mature trees, which has a walk down to the loch side. To the southeast of the house, lawns
interspersed with mature trees lead down to the drive. To the north of the house is a walled garden divided into a kitchen garden, an orchard with a variety of fruit trees and bushes and a hard tennis court. To the west of the walled garden is a small paddock. There are a number of specimen rhododendrons throughout the gardens and a spectacular circa 200-year-old New Zealand fig, Griselinia Littoralis.
