Situation

Description

The land also provides level free draining grazing for horses and is classified as Grades 2 and 3. The soil type is Hucklesbrook being well drained coarse loamy soils and some sandy soils.

Farm Buildings
Two timber framed and clad poultry houses designed and equipped for use in free range egg production. Building 1 has an entirely concrete floor and Building 2 a part concrete and part compacted hardcore floor. Both buildings have box profile roofing and polystyrene panel roof insulation. Both buildings have an egg packing area and a separate cold store.
Building 1 measures approximately 49.4m x 17m.
Building 2 measures approximately 43.3m x 17m.
There are also four 13 tonne feed bins located in pairs next to each building.
Equipment
A schedule of the fixtures and fittings and equipment which is on site is available. The fixtures and fittings and equipment are included in the sale.
If these items are not required by the purchaser the Vendor reserves the right to remove them prior to completion or within an agreed timetable.
Lot 2 – c.14.85 Acres
14.85 acres of free draining pasture. The Vendor is also open to considering subdividing Lot 2 into smaller paddocks.

Overage Clause

Directions

From Salisbury take the A338 towards Fordingbridge and Ringwood. Pass through the village of Downton and continue on the A338. On entering Burgate take the first right hand turn onto Fryern Court Road. The entrance to Fluffetts Farm is situated along this road on the left hand side.
