Cowesfield Green, Whiteparish, Salisbury £1,425,000

Lot 1
Cowesfield Manor which is not listed, is believed to be a Victorian farmhouse with later additions. It is built of brick under a slate roof with sash and casement windows. Extended
and modernised in the past it is presented in good order throughout but is ideally suited to be extended and enlarged which could create a significant family house, subject to the
necessary planning consents.

The house is approached over in and out gravelled drives both with wrought iron gates on brick piers ending in a wide gravelled turning and parking area in front of the house and the
double garage.

The canopied and pillared porch and double front doors lead to the hall which has access to the main reception rooms, cellar and kitchen. The first floor has four good double bedrooms
and two bathrooms.

Outside
To the side of the gravelled parking area is a recently built double garage. Beyond this and running down the eastern boundary of the garden is a range of traditional brick outbuildings providing log store, covered oil tanks, former garage/workshop, garden store, tool sheds etc. There is also a good aluminium framed greenhouse. Approached by a separate track is the stable yard comprising a ‘U’ shaped range of timber stables providing a garage/store, tack room, five boxes and a large three bay portal framed cattle yard. A useful range of buildings suitable for equestrian use or a modest agricultural enterprise.

Gardens and Grounds
To the north west of the main drive is a small area of common land. The majority of the gardens and land however are to the west and south of the house. These are beautifully landscaped, extensively stocked and well maintained gardens, separated by a mature hedge from the arboretum which is stocked with a number of mature specimen trees.

Adjacent to the domestic outbuildings is a small kitchen garden.

To the south of the pleasure gardens is a large fenced grass paddock which has the stables and agricultural building on its eastern side. Beyond this there is a further smaller paddock
and a number of cut paths which meander over the delightful amenity land which has areas of copse and woodland and many mature trees. A lake has been created with islands stocked with ornamental fish and a number of water plants. To the south is a further field of permanent pasture and to the east an area of woodland.

To the north of the house is Cowesfield Green, an area of common land which extends to about 12 acres. It is designated as ‘Open Access Land’ under the Countryside and Rights of Way Act 2000.

In all about 42.82 acres.

Lot 2
This comprises of two fenced fields of permanent pasture with water and separate access to Parkwater Lane of about 11.19
acres.
