Dingestow, Monmouth £749,950

A modern three-bedroom detached farmhouse, set within approximately 14 acres (STMS) of beautiful Monmouthshire countryside. The farm provides a regular income from its established Free Range Egg business and the home will appeal to equestrian enthusiasts alike with its modern outbuildings and pasture land.
The Story
From all four corners of Silver Springs Farm, Donald Bird enjoys the most stunning views.
He looks out across the valley towards the mountains in one direction and in the other, he can see over the rolling countryside, as far as Chepstow.
From the kitchen window, there are also the most fantastic views. I can also see the pond, which has attracted 17 wild mallards. It is so private and so beautiful, he said.
And he added: I can watch the sun rise in the morning and set in the evening. I will miss all this so much when I go.
OAK AND SLATE
Donald, who has owned the land for 16 years, also runs a working egg collection farm on the stunning site and is selling its buildings and free range woodland areas along with his house.
He completed the house about nine years ago and as a timber contractor, carefully selected trees over the years, holding on to them ready to make them into beautiful oak beams for his dream house.
I wanted to build a timber framed house. A high quality house with good insulation that looked nice, was light and was easy to manage, he said.
I have used lots of oak and the floors downstairs are in a thick, hand-cut slate.
FARMHOUSE KITCHEN
The bright and airy kitchen with its welcoming Rayburn stove and its hand-made, bespoke units and granite work surfaces is one of his favourite places in the house.
It is a very comfortable, cosy room and a lovely place to be. When the sun rises in the morning, it hits the kitchen first.
It also hits the pond, which reflects on the ceiling and makes it look as if it is moving, he said. Later on, it comes into the drawing room and stays there all afternoon.
BARN DANCING
Donald said the bedrooms were all well-positioned. Everybody who comes to stay says how nice they are, he said.
It is a good house for entertaining in. We have even had some parties in one of the barns in the past!
As well as the main house, Silver Springs Farm also features an annexe within the garage. This has been arranged with a sitting room, kitchen, bedroom and bathroom.
My son stayed here for a while and found it very comfortable but it could also be used as offices if someone chose, he added.
QUIET BEAUTY
With planning permission granted to extend the main house with an extra reception room on the ground floor and a master bedroom with en-suite and dressing room on the first floor, the property still holds huge potential.
From a business point of view, it holds great possibility too. Its 18 acres and large farm buildings could perhaps be converted for equestrian or other use, subject to the relevant permissions.
This has been a lovely place to live and to work, said Donald, as he gazes out to watch the wild birds take flight from the water.
It is very private and very quiet. There is nothing I enjoy more than standing here, looking out across the valley and watching the sun set.
Accommodation
GROUND FLOOR
Driving along the charming country lanes and passing the neighbouring farms, you begin to appreciate the beautiful setting and lifestyle that comes with living at Silver Springs Farm. The modern farmhouse with its attractive front elevations enjoys a fabulous outlook across its own wildlife pond and is approached through a gated entrance leading to the main landscaped gardens. The delightful glazed front door with leaded lights provide access to the airy reception hall, boasting a double height ceiling and slate flooring that continues throughout the property. From here, doors open into the excellent drawing room with a striking fireplace and brick surround while French doors open out on to the surrounding grounds at the back of the home. An additional set of French doors move into the splendid conservatory, a lovely place to enjoy a good book.
There is a large farmhouse style, bespoke hand made kitchen with stylish granite work surfaces and a plethora of cabinets providing plenty of storage. A blue Rayburn stove acts as the focal point for the room. Completing the ground floor, there is a utility room, cloakroom and a study, perfect for those wanting to work from home.
FIRST FLOOR
Ascending the stairs from the entrance hall, you will locate the galleried landing where you will find three spacious double bedrooms. Each of the bedrooms are well proportioned and presented to a high standard and benefit from far reaching elevated views, across the surrounding countryside. Concluding this floor is the family bathroom.
Setting the scene
Silver Springs Farm enjoys attractive landscaped gardens, together with its very own wildlife pond and its resident wild ducks. The eighteen acres of grounds have been split into four paddocks, so the home would be perfect for equestrian enthusiasts. The outbuildings house the Free Range Egg business, with approximately 8,000 birds and all the associated machinery to run this successful enterprise. The detached garage has been designed to facilitate a home office and there is planning permission to extend the existing farm house to provide additional accommodation.
There are also some areas of woodland, where the owner enjoys walking and where the chickens are allowed to roam.
About an acre of the land is formal garden, which has been beautifully landscaped to feature trees, shrubs and lawn.
I have developed it to ensure it is easy to maintain, he said. It is lovely because it is in the sun all day long and there is a large terrace, which is nice to sit out on.
Within easy reach
Situated in the Monmouthshire countryside just on the outskirts of the village of Dingestow, with its large village hall, church and local shop, Silver Springs Farm is ideally place for a wide range of amenities.
