Sproulstoun Farmhouse was at one time a working farm, before becoming Greenacres Hotel after which it was returned to its former state as a private house.
Sproulstoun Farmhouse has been in the present ownership since 2003 during which time it has undergone a precise refurbishment programme together with a significant extension. The accommodation is now both well finished and offers great flexibility with parts of the house lending themselves perfectly suitable for dedicated self contained guest or relative’s accommodation.
The house is of substantial dressed stone construction under a slated roof with varying pitches at the rear.
For the most part the accommodation is laid out over two bright and easily run levels.
A large entrance conservatory fronts the house
and gives access to the main inner entrance
reception hallway from which there is access to
bedroom 1, bedroom 2, bathroom, sitting room,
small study and/or CCTV control room, formal
dining room, family room with shower off and

and en suite shower room.
Sproulstoun Farmhouse is in a fine prominent rural location on the B776 midway between the west and east Renfrewshire villages of Howwood and Uplawmoor respectively.
Sproulstoun Farmhouse is only about 10 miles from Glasgow International Airport, with its increasing range of destinations. Prestwick Airport is 24 miles to the south west. Howwood mainline rail station is about 3 mile away and has a regular service to and from the city. The A737 quickly links to the M8 motorway corridor and provides swift ease of access to the Scottish central belt.
The house is set in well-established landscaped and enclosed formal garden grounds of approximately 1 acre which then provide access to the equestrian facilities and paddocks.
Howwood is about 3 miles away and has a good range of local shops and provisions stores that easily cater for everyday needs and requirements. The surrounding area has a number of welcoming country pubs, hotels and restaurants.
Howwood has a local primary school and secondary is available within Renfrewshire. Many of the children of the district attend the independent St Columba’s school in Kilmacolm (10 miles) which has junior and senior schools.
The Glasgow independent schools are also within daily commuting distance.
For those with serious equestrian interests Sproulstoun Farmhouse is approximately midway between the reputable Rowallan and Ingleston show jumping centres.
The L&R hunt is active in the district and some of the quieter roads offer good hacking country.
Lochwinnoch is home to the Clyde & Muirshiel country park with inland sailing, windsurfing and watersports activities at Castle Semple. Part of the loch forms an RSPB reserve.
