Kandahar is a traditional detached cottage with a quite delightful west highland glen type location. The house is of white painted render finish under a tiled roof. The front door leads to a small entrance reception hallway with understairs storage cupboard off. The sitting room is pleasant and made cosy by a cast iron log burning stove, the dining/breakfast room is open plan to a well equipped kitchen. An inner hallway leads to the rear hall with access to the gardens, a cloakroom, bathroom and bedroom 1 (master) with en suite bathroom.
The first floor has bedrooms 2 & 3.
Outbuildings
There are a range of flexible outbuildings currently set up as log store, 2 x general purpose stores, freezer and washer drier store, 4 x kennels with secure exercise enclosure.
Grounds
Double stone piers with central gate lead to a driveway to a gravel surfaced turning and vehicular hard standing area. The gardens are laid mainly to grass, have a number of trees, shrubs and plants, are well fenced and easily tended.
The grounds also include a rough paddock and an area of semi ancient native mixed woodland including birch, oak and hazel.
Fishing
Kandahar has the migratory fishing rights over single and double bank stretches of the River Ruel identified in the land plan section of the sales brochure. Although there are no recent recorded catch records the Ruel is seeing a recovery in fish stocks with reports of anglers enjoying good mid to late season sport on the basis of catch and release.
Holiday Letting Business

Kandahar is situated in a delightful west highland glen on the banks of the river Ruel.
The house is set amid some 13 acres of semi ancient native woodland the western most boundary of which is formed by the river Ruel and over which the property owns the Salmon and trout fishing rights.
Surrounding countryside is famous for its stunning natural beauty with deep and narrow sea lochs and high-sided glens providing a boating route through from the Clyde estuary to Arran, Loch Fyne and the fishing village of Tarbert and on through the Crinan Canal to the Western Isles.
Colintraive (6 miles) has a hotel, shop, post office, heritage centre, community garden and an all weather bowling green. From Colintraive there is a short and regular 5 minute ferry crossing to the neighbouring Island of Bute. The main town on Bute is Rothesay where there are local shops, a supermarket other services and a further ferry to the Clyde coast.
Tighnabruaich is about 8 miles to the south west and also has local shops and services that cater for everyday needs.
The other main centre of Cowal is Dunoon which provides further shops, supermarket and services, in addition to two competing ferry services across the Clyde, Western Ferries and Caledonian MacBrayne (foot passengers only).
There is a local primary school at Glendaruel and secondary schooling is available at Dunoon Grammar which has an excellent reputation. A school bus runs from Colintraive to Dunoon Grammar in the morning and afternoon to transport students to and from school.
The area offers much in the way of relaxing outdoor pursuits, including yachting and boating, golf, fishing, hill walking and country walks in an area rich in history. The recently established Cowal Way stretches from Portavadie on Loch Fyne and travels for some 31 miles to Arrochar through some of the most dramatic and picturesque sea and landscapes on the west coast.
A scenic 9-hole golf course is at Kames (8 miles) with other courses on the Island of Bute and at Dunoon. Sea, river and loch fishing are also available in the area as are a number of shoots run either commercially or by syndicates. Some of the local estates allow stalking by arrangement.
Local bus services run to Tighnabruaich, Rothesay and Dunoon.
The Braehead and Silverburn retail villages to the West of Glasgow are only about 41 miles (albeit including a short ferry crossing over the Clyde) and has Marks & Spencer and Sainsbury’s anchor stores, a host of the better known High Street multiples. An IKEA superstore is at Braehead. Marks & Spencer, Tesco and Morrisons each have large important outlets in Greenock, circa 10 minutes from the ferry terminals.
The city of Glasgow itself is 45 miles and provides a wealth of retail, commercial, cultural, higher educational and leisure services.
