Knapton Offers in excess of £390,000

Originally dating back to the 1930s, this wonderful family home has been lovingly refurbished by the current owners to provide four bedrooms and three reception rooms. The house is complimented by charming grounds of 0.86 of an acre (STMS) and stunning far-reaching views.
The Story
Relaxing in his garden room or sitting out on his balcony, the owner of The Spinney is able to marvel at the views from his Norfolk home.
The property, which has been his home for 14 years now, has been doubled in size and renovated to an incredibly high standard.
It was a single storey home but we added an extra floor and put the balcony on, he explained. Now there are lovely views of Knapton Church and the sea. We can see right over the lighthouse. It really is wonderful.
MORNING HAS BROKEN
The house dates back to 1935 but it has been totally renovated in the last 18 months.
We basically took the roof off and added the additional level, which makes the house so much more spacious, he said. This has also given it the extra bedrooms and made it into a three/four bedroom house.
There are two large bedrooms upstairs now – and the master bedroom is simply stunning. It has its own dressing room and the balcony that you can go out on to as soon as you wake up.
He added: I like to have my breakfast out there. Sometimes in the evening I also sit out there with a glass of wine and I watch the world go by.
OPEN VIEWS
The house now has a bright airy feel, which suits its coastal location. There is plenty of reception space, which has proved ideal for entertaining, including the comfortable drawing room with its attractive fireplace and bank of bi-folding glass doors that lead out to the garden.
The garden room is a pleasant space as well. This has only recently been added on, he said.
There is a dining table in here and comfortable seating. This is a great day room. It has lovely open views and is a nice place to eat or to sit and relax.
AIRY RECEPTION SPACE
The garden room leads into a more formal dining area, which would be ideal for dinner parties and special occasions. This goes on into the kitchen, making serving food to guests easy.
The kitchen has been completely refurbished too, said the owner. It has new cabinets and work surfaces, and has been fitted with black appliances, which look fantastic.
The breakfast bar in the kitchen is the perfect place for visitors to perch while they chat to the chef as he prepares the meals. The presence of a wood-burning stove creates an inviting atmosphere in the room during the winter months.
SHEPHERD’S DELIGHT
The house has been the perfect location for summer barbecues, with guests able to mill about inside and out, and to enjoy the picturesque scenery. In the afternoon, it is pleasant to head to the beach either for a swim or to spend some time soaking up the sunshine.
This is a very peaceful place to live, he said. I will certainly miss the views when I leave, as well as the tranquillity of the surroundings.
And he added: In the mornings, we have the most glorious sun rises, when the sky is filled with beautiful reds. In the evenings, we can see the sun set in the west.
Accommodation
Ground Floor
The external appearance of the house has a fresh modern appeal that works well in its charming surround. Stepping through the main door you find yourself in a beautiful entrance hall. A staircase sweeps up to the first floor landing while views to the front offer a wonderful outlook of the countryside beyond. From here you have access to all the ground floor accommodation. Moving through to the drawing room the highlight is the beautiful fireplace and the bi-folding doors that provide access out onto the terrace. The dining room is off the inner hall with an easy flow into the kitchen and garden room creating a wonderful space for entertaining. Also off the inner hall you note the pantry and separate utility room, before moving back to the main dining hall where you locate the two ground floor bedrooms, ideal for guests or an elderly relative. These rooms would serve equally well as further reception rooms if required.
First Floor
As you climb the stairs to the first floor landing you find two further bedrooms, both charming and wonderfully presented. The master offers not only its own dressing room but a balcony that offers elevated views of the surrounding countryside and out towards the Norfolk coast. On this level you will also find the family bathroom.
Setting the Scene
Down the sweeping driveway you find The Spinney which is situated within its beautiful mature gardens measuring approximately 0.86 of an acre (STMS). The wonderful Norfolk countryside surrounds the house and leads down to the sea, where there are a number of beautiful beaches to choose from.
The garden itself is quite natural here, said the owner. It is on the edge of an orchard, where there are apple, plum, pear and cherry trees, as well as other soft fruit.
The drawing room opens up on to the garden, which means we are really able to make the most of being outside when the weather is warm.
And he added: We see a lot of wildlife here too.
Within Easy Reach
Knapton is a small rural village in the county of Norfolk, located within easy reach of many attractive beauty spots. The house is also just half a mile from Mundesley and four miles from the market town of North Walsham. Here there is a wide range of shops, as well as restaurants, supermarkets, leisure facilities and a train station, with a regular service into Norwich. Knapton is also close to the popular Bacton Woods and Norfolk coastline offering a range of activities including scenic walks, cycle paths and pony treks.
Norwich itself takes about 30 minutes to reach. The city has major shopping areas and offers a wide café culture lifestyle, plus theatres and cinemas. The railway station provides mainline trains to London Liverpool Street with services taking approximately two hours. Norwich also offers a national and international airport.
DIRECTIONS:
Leave Norwich on the B1151 North Walsham Road towards the village of North Walsham. Once in the village take the left hand turning signposted Cromer and at the next set of traffic lights continue straight over towards Mundesley and Knapton. Proceed on this road for approximately three miles and upon entering Knapton follow the sharp right hand turning and then left hand bend onto the Mundesley Road where The Spinney can be found on your right hand side just before the open countryside.
