Situation
The property is within a short and level walk of the town centre. The Roman town of Cirencester is often referred to as the Capital of the Cotswolds and is extremely accessible being at the intersection of the Fosse Way and Ermin Way. The latter provides virtual dual carriage access to both the M4 at Swindon and the M5 at Gloucester. There is a fast and regular Great Western Train service from Kemble (about 4 miles) to London Paddington which takes approximately 75 minutes with stops at Swindon, Didcot and Reading.
Shopping in Cirencester is highly regarded; off the main streets there are many interesting back lanes with specialist shops, particularly in Black Jack Street. On the outskirts of the town are two supermarkets (Waitrose and Tesco) as well as a cottage hospital. Cirencester Tennis Club is based in the Cirencester Park whilst other nearby recreational facilities include an open air swimming pool, the Cotswold Leisure Centre, a bowling club and a theatre at Bingham Hall. The Cotswold Show is held annually in Cirencester Park whilst the Market Place hosts many activities throughout the year in addition to the twice weekly market days and a Farmers Market every other Saturday. The Church, with its 160 ft high tower, is the largest parish Church in Gloucestershire and dates from the Norman period.
Description
1 Querns School is one of four dwellings that was converted from a disused Grade II listed school building in 2008. Situated on the south side of Querns Lane, within a Conservation Area, the grounds form part of a Scheduled Ancient Monument. Tenure – Long leasehold with a share of the freehold.1 Querns School benefits from front and rear access with private parking to the rear and free on-road parking to the front. The reception hall is impressive, being the former main school hall, with the original flag stone flooring and cantilevered staircase remaining. Just inside the front door is a door to the right which provides access to the extensive vaulted cellars, complete with an original Roman floor. This provides exceptionally useful storage space and is indicative of the building’s rich history.
On the ground floor, at the end of the hall, is the kitchen dining room with both a front and rear aspect. The windows retain their original shutters and there are French doors opening onto the outside rear communal areas. The room benefits from a high ceiling, a log burner , solid oak floors and a range of modern kitchen units.
The first floor sitting room offers views over the gardens and both of the large windows have window seats and working shutters. Beyond the sitting room is the smaller of the two double bedrooms with an ensuite bathroom. The master bedroom, with an ensuite shower room, is on the second floor and has roof lights to the front and the rear of the property.
The gardens are divided amongst the four houses and the garden for No 1 occupies a sunny spot and benefits from the recent addition of a summer house. This is an exceptionally light and airy property that is steeped in history and is very conveniently located within Cirencester.
