Description
Troserch Farm has an impressive history going back to 1414 according to records held at Llanelli Reference Library. It was occupied in 1654 by John Lloyd o-Llwyd who later became high sheriff of the County. Documentary evidence in the form of a Rent Roll of the Estate of John Lloyd of Llangennech goes back to 1697, whilst there is a large original oil painting of the Llangennech Estate, believed to date from the 1720’s, held at Llanelli Museum, which clearly shows Troserch Farm in the foreground. In 1723 it became part of the Stepney Estate and at the end of the 18th century became the home of William Hopkin, a notable Llanelli resident, who was also the Stepney Estate manager. Records show that at its height Troserch Farm occupied 70-80 acres.
Troserch Farm is now a substantial country residence set in about 11 acres (subject to measured survey – stms) with landscaped gardens and three pasture paddocks. Approached via a stone pillared entrance the tree lined driveway leads up to the property and sweeps around in a circle in front of the house with a lawned area at its centre.
Accommodation
Main House Ground Floor
The main house is entered via a vaulted open porch leading into a large reception hall with tiled floor and beamed ceiling. Double doors lead to the left through to the drawing room with beamed ceiling, fireplace with wood burning stove and bay window overlooking the front garden. Another set of double doors continues through to the study/ games room.
To the right of the reception hall lies the sitting room with oak flooring, Victorian style gas fire and glazed doors leading to the conservatory enjoying views across the front gardens and beyond.
Again accessed off the reception hall is the fitted kitchen that lies at the rear of the house. This benefits from a large gas double oven and other integrated appliances. Off the kitchen lie the utility rooms and a cloak room.
Main House First Floor
The main access to the first floor accommodation is via the bespoke staircase rising up from the reception hall. A master bedroom with en suite bathroom lies on the west side of the house. This room can also be accessed by a separate spiral staircase from the study. Four further bedrooms can be found on the first floor of the main house, one with an en suite shower room. The remaining three have use of a family bathroom.
Annexe Ground Floor
This was added to the house by the current owners. Lying on the east side of the house it enjoys its own separate access from the rear. An inner hallway leads to a fitted kitchen with an adjacent utility room and cloakroom. A large sitting dining room lies at the front of the house with a fireplace and windows enjoying the surrounding views. An interconnecting door leads into the sitting room of the main house.
Annexe First Floor
A staircase rises from the inner hallway to the first floor where there is a bedroom overlooking the front of the house, an adjacent bathroom with shower and a store room. An interconnecting door leads from the annexe first floor landing to the main house first floor via bedroom 4 of the main house.
Externally
Troserch Farm enjoys the use of a number of outbuildings. To the side of the main house lies a feature car port with arched entrance and iron gates. This is attached to an old L-shaped stone range that houses a large storage room/ studio with tiled floor and exposed trusses and beams. Steps lead up to the stables that house excellent loose boxes on a concrete floor under a vaulted ceiling. This is then joined onto another large storage room with tiled floor and exposed trusses. This range does have potential for conversion subject to planning consents. Further outbuildings include a Dutch Barn that houses a garage/ workshop and separate old stone stables.
The land
The property sits in about 11 acres (subject to measured survey – stms) with landscaped lawned gardens to the front and back of the house together with three useful pasture paddocks. At the front of the house is a woodland with a running stream which hold the ruins of an old furze-mill. Green lanes either side of the property lead to Troserch Wood an 80 acres community owned woodland with pathways, bridal-ways and the meandering Morlais river. There is also direct access into the wood through one of the paddocks.
There is also a Troserch Farm website at www.troserchfarm.co.uk holding more information, photos, history etc.
