Situation
The land is situated between the villages of Kings Worthy and Easton, approximately two and a half miles to the East of the City of Winchester. The total area to be sold measures some 73 acres, divided into two parcels of approximately 61 acres and 12 acres. Both parcels are bounded by established hedgerows, the larger parcel is fenced with stock proof fencing. Direct road access is available to the land from the public highway.
The location of the land is attractive. The surrounding area comprises arable land, permanent grassland and woodland. Easton village has a Church, public house and a thriving cricket club. Further, more extensive facilities can be found in Alresford and Winchester. Direct train services run regularly from Winchester to London Waterloo, the journey time is a little over one hour.
Predominantly classified as Grade 3, the farm’s soil is lime rich over chalk and limestone and is freely draining. It has been used by the present owner to operate a beef cattle enterprise. The 61 acre parcel has been down to temporary grassland for nine years and the twelve acre parcel for one year. A relatively steep sided valley runs through the centre of the 61 acre parcel, from North to South, however the land can be cultivated and crops harvested from it. Otherwise the landscape is gently undulating.
