Accommodation
The main house provides well presented and balanced accommodation on three floors and has huge warmth and character having been lovingly restored by the present owners over the last 20 years. Oak and Elm frame the interior with large beams, built in bookcases and all the doors and windows. All ground floor rooms have under floor heating providing efficient warmth from behind the traditional fittings. A spacious reception hall with flagstone floor welcomes you and provides access to the drawing room, study and kitchen. A stone fireplace is the focal point of the drawing room that has floor to ceiling bookshelves along one wall. Next door there is a convenient study with large windows looking out onto the driveway. The kitchen has stone floors, a four oven aga, extensive storage cabinets and a large butler’s sink. The wide panoramic windows have far reaching views to the south and east.
A lovely wide staircase leads up from the hall to the first floor landing that is showered with light from a glass light well in the ceiling. The landing immediately leads to the two main bedrooms, both having ensuite bathrooms. The first floor has a further double bedroom and family bathroom and a staircase to the second floor, this comprises another bedroom with a large play room/sitting room.
Attached at one corner of the house is a single storey outbuilding that has planning consent to be linked to the main dwelling to create a swimming pool. Please ask for further details. Across the driveway from the house is the recently constructed cottage/studio that gives fantastic extra space for a number of uses, either as further accommodation, a studio or large home office. Presently, it acts as both a guest cottage and studio. As you enter the cottage there are large rooms to both the left and right; the kitchen then leads to two large airy rooms with stunning views, both rooms have newly laid concrete floors with integrated underfloor heating. There is also a study, shower room and store on the ground floor.Stairs then lead up to a double bedroom with ensuite bathroom and attic storage. The Barn extends to about 4,600 ft2. The open section of the barn provides shelter for machinery and vehicles whilst the remainder is used as a studio and workshop.
As it stands it is a very comfortable family home. As none of the buildings are listed and due to its secluded location, there may well be potential (subject to the necessary planning consents) to extend the existing house further and adapt the property to the new owners’ needs. The versatile nature of the buildings certainly provides various options, especially for buyers with equestrian interests.Surrounding the house and buildings are informal gardens with a tennis court, vegetable garden and orchard with a variety of English apple trees. To the north west of the house there is a the large paddock bordering the drive. There is also a ha-ha along the south eastern boundary which provides a very attractive view towards Ablington Downs from the house and buildings.Within the grounds over the last 20 years the owners have planted approximately 4000 trees creating their own mini Arboretum, mainly comprising indigenous and deciduous trees interspersed with belts of Scots Pine. This has created a very private setting and they have cleverly created a series of walkways and avenues within the meadows and paddocks which provide a wonderful 50 minute walk within the grounds which are now a haven for wildlife. On the eastern edge of the property and screened from the house by woodland is an old quarry. The owners did receive consent to add another large studio barn within this but this has now lapsed.
