- The property has been empty for several months due to a dispute with the Syndicat de coproprit. This has now been resolved.

- Special assessment for window replacement of approx. $4,500 to $4,800 per co-owner, payable around September 1, 2024. To be paid by buyer.

- Special assessment for patio-door replacement of approximately $2,500 per co-owner, payable around September 1, 2027. To be paid by the buyer.

- It is important to read article 98, paragraph 29 b) of the By-laws of the building and to know that the maximum number of 4 private portions rented in the building has already been reached. However, the Board of Directors is prepared to disregard article 98, paragraph 29 b) under certain conditions.

IMPORTANT The purchaser must undertake to the Board of Directors of the Syndicat to renovate the unit before moving in or renting it, and to carry out the following mandatory work:

- replace the water heater and notify the Board of Directors of the date on the new water heater; - replace all ceramic tiles around the bath; - replace the bathroom vanity; - install a compliant electrical wire for a possible dishwasher in the kitchen or remove the wire in a compliant manner; - replace the living room floor.
