Property descriptionThe delightful photographs which accompany this feature provide a fair indication of the charm and character of this lovely village home. Photographs, however, never tell the full story and it needs a personal visit by a future discerning owner to appreciate fully all that this unique property has to offer.
The property occupies a plot of 545 m (652 square yards) and has a total internal floor area of 145 m (1561 square feet). Access is via the front double gates leading into the beautiful, traditional courtyard, where there is a seating area beneath the established grape vine.
Built as a village farmhouse, the original buildings are arranged around the inner courtyard in the traditional manner and are constructed of stone with a tiled roof. The oldest part has been carefully and sympathetically converted into the present family home, which is appointed to the highest modern standards whilst retaining its essential charm and character.
Modern day comfort is ensured by the extensive air conditioning, which can be reversed to provide heating during cooler weather. Many original traditional features have been retained after careful restoration, adding to the delightful character of the accommodation.
The oldest residential part now incorporates the large kitchen-breakfast room, with an attractive beamed ceiling and impressive fireplace with fitted log burner to the breakfast area and being extensively fitted with an excellent range of floor and wall units, built in hob and double oven; a cosy snug with its old stone fireplace, fitted cloakroom, master bedroom with beamed ceiling, charming shower room and single bedroom. The large timber and glass upper conservatory, complete with gas-fired barbeque, has been added to this area.
The original ground floor animal stalls and stores have been converted to provide two bedrooms, a shower room, wash room and store. Above these rooms is the fine sun terrace, which is reached from the conservatory or the pool area and from where there are superb views of the surrounding hills.
In addition, a single storey wing has been added in a style to replicate the original characteristics of the buildings. This has created a large lounge with a fine corner ceiling height feature fireplace with fitted log burner and an equally spacious dining room. The two rooms intercommunicate via an archway and both have access to the pool area. During the tenancy, this area has proved to be ideal for use as a large fully equipped office, allowing the new owner the option of reverting back to a large lounge and dining room or running a business from there.
An elegant spiral staircase leads from one corner of the snug to the upper floor of the original farmhouse building, leading to the fifth bedroom and third shower room.
The pool area, with its large L shaped, recently re-lined swimming pool, is set within the second courtyard between the single storey wing extension and the rest of the house and is a really delightful feature of the property. There is a covered shower at the pool and a nearby spiral staircase leads to the sun terrace. The original stone stairs which lead to the courtyard have been retained.
This is a rare opportunity to own a most attractive village home in traditional Cypriot style, set in the delightful unspoilt village of Agios Demetrianos and which has been painstakingly and lovingly restored and extended by its English owners.
The idyllic hillside village location in the foothills of the Troodos Mountains is approximately mid way between the North and South coasts, both being some 25 kms away. Consequently, both the charming town of Polis to the North and the busy town and resort of Pafos to the South are readily accessible, whilst there is a good range of amenities in the village of Polemi, which is about ten minutes drive.
The present owners have created the most charming home which is perfect for either holidays or permanent residence and equally suitable for a couple on their own or a family. At present, it is available as an investment, with a long term tenant paying 800 a month, but that ceases in April 2021, from when it will be sold with vacant possession.
The peaceful old village of Agios Demetrianos has a stone paved square which is flanked by the church, a medical centre and information office. One of the two coffee houses in the village also serves as the local shop and post office. Below the church, in the shade of a great olive tree, is a cave which, allegedly, was once the home of a saintly hermit.
Two nature trails lead out of the village and provide walkers with wonderful views. The trails have been funded by the Cypriot government, EU and local council as part of a policy to encourage more people to return to the old villages, coupled with an increased appreciation of the environment by local people and visitors. Indeed, this is excellent walking and bird watching country.
The village is surrounded by grape fields and goat farms and has stunning views all round, whilst the countryside around it is arguably the finest in Cyprus, with its mountain peaks, the lovely Pafos Forest and the superb sea views in many directions. Agios Demetrianos retains its tranquillity as a result of being bypassed by the main road to Panayia and so has no through traffic.
The village of Polemi is only about ten minutes drive from Agios Demetrianos and provides an excellent selection of local amenities. There are shops, two supermarkets and two banks, amongst others.
There are also two schools one senior and one junior. The village does, in fact, have a fine history as a well established centre of education and learning. For a village of its size, Polemi is also surprisingly well equipped with sports facilities.
In addition to its sixteenth century church, the village also has an unusual number of unused chapels and other ecclesiastical buildings, including a deserted monastery.
