Property description
An astonishing, new stone house, surrounded by a garden and a wood spanning some 1.50 ha on the heights of Nérac in the French department of Lot-et-Garonne - ref 100115
In the midst of the Albret region, in the immediate vicinity of an attractive subprefecture, with an excellent tourist trade. 30 km from the town of Agen, with its aerodrome and three daily return flights to Paris-Orly as well as its TGV train station with direct 190-minute links to Paris. Its slip road for the A62 motorway is equidistant from Bordeaux and Toulouse airports. All schools, local shops, supermarkets and a local hospital are just a few minutes away.
A narrow country lane, off a little-used secondary road dotted with several houses which is happily reminiscent of the little holiday roads of our childhood, climbs the hills. Here, there is no intensive farming, just meadows and woods where wild flowers and mushrooms can be picked. Within sight is a more luxurious property, a “builder” chose this verdant setting for the construction of his home, built entirely from stone. Neighbours are at a distance and do not constitute a nuisance.

The house

This rectangular house gives a somewhat deceptive impression. Although dubbed the “little house in the woods”, it has everything a large house has. The south-facing facade, built of stone and quarry stone blocks, bordered by a wide terrace, shows but a single storey all on a level and a local tile roof, covering an attic floor. The north facade, bordered by an oak wood, reveals a third level currently in use as garages. The garden, extended by a large wood, harmoniously surrounds the house.

Our opinion
Here, the talent of a lover of stone, able to blend aesthetics and elegance with unquestionable comfort, is clear to see. This house exudes sun and tranquillity. Its pleasant facade indicates an even warmer welcome, in harmony with the region renowned for its mild climate, its quality of life and the exceptional wealth of its historic heritage. The basement premises could appeal to craftsmen, seeking a base for their activity. No works are required and a family could move directly into this house, with its authentic ambiance that only stone is able to create.
