Property description
A 148 m² flat and its terrace, overlooking Paris, in the French capital’s 9th arrondissement - ref 161768
A sculpted woman’s face smiles down from the key stone of the building’s heavy, wrought iron entrance doors. The building, reflecting an eclectic style that can but date from the early 20th century, is constructed from light-coloured dressed stone. Wrought balconies decorate every floor on the facade. The doors of the large lift, in line with current day standards, open right in front of the flat’s double entrance doors.
This 148 m² flat comprises a living room and a dining room which open on to a wide, west-facing balcony terrace, Completely unoverlooked, it provides a clear view over the Parisian rooftops. A wrought iron stairway in the dining room goes to a small study on the 7th floor. A kitchen is reached via the entrance hall. The main corridor provides access to a bedroom, with its bathroom and separate toilet, as well as to two adjoining bedrooms, with their shower room and toilet. A stairway goes up to the 7th floor to a large bedroom, followed by another bedroom and a shower room with a toilet. This flat comes with a cellar. Renovation works would enhance this property.

The family flat

This flat, on the 6th and 7th floors of a 1904, wrought dressed stone building, comprises eight rooms, including five bedrooms.
The lounge and the dining room, spanning a floor surface area of 30 m², reflect the style of the 1900’s with their light-coloured, herringbone pattern parquet flooring and their finely sculpted cornices. With two French windows, they both open on to a wide balcony terrace looking down on all of Paris. A wrought iron spiral stairway leads to a small study, resembling a solitary retreat, with a view over the French capital and beyond. The entrance hall also provides access to a kitchen as well as a small cloakroom cupboard. A corridor leads to the bedrooms, all of which look out over a quiet courtyard. The first, still with its moulding, has its own bathroom and separate toilet. On this same corridor are two more adjoining bedrooms which share a shower room and toilet. The stairway, at the end of the corridor, gives the impression of actually being in a house and goes up to a large bedroom, preceding a last bedroom and a shower room with a toilet.

Our opinion
This flat is like an observatory, looking out from its balcony terrace over Paris and the Opera House, Grand-Palais, Eiffel Tower, Saint-Sulpice and La-Défense, a list that is far from comprehensive. It is large, comfortable and its two levels can provide privacy for all members of the family. This district is one of the most lively and sought-after in Paris. The enigmatic smile of the mascaron crowning the entrance door could well be one of satisfaction.
