Property description
A most impressive modern, detached home of distinction. Waverley enjoys the proportions and graces of a stately period residence with all the conveniences of a modern home. Built c. 1999 the property has undergone an extensive and stylish refurbishment programme in 2006 to include extending and reconfiguring the existing layout. The outcome is something extraordinarily special - a luxurious family home of impeccable standard with complementing landscaped exteriors.
This imposing bay-fronted red brick home with feature double height nine panelled window with distinctive sandstone surround and sills along with the pitched roof portico combine to create this handsome, instantly appealing home. The entrance hall is welcoming and impactful. A sweeping staircase with black handrails and treads complement the black limestone fireplace. Solid oak flooring off-sets the wall panelling creating a soft monochrome entrance. A coffered ceiling with black glass inset adds further appeal. In addition light is reflected from a double height window enhancing the drama of the spectacular Barovier and Toso Murano Glass 12 arm Taif chandelier. The reception hallway sets the tone of this well-appointed home which has been curated with meticulous and exacting attention to detail emphasising with equal measure the beauty of the building and the surrounding gardens.

Two formal inter-connecting reception rooms are located off the hallway and are spaciously proportioned. They feature east and south-facing bay windows and south and west-facing French doors. Barovier e Toso Murano glass chandeliers and wall sconces, ornate fireplaces and tray ceilings, invite entertaining on a grand scale. Beyond the formal accommodation the house relaxes into a more homely, easy living ambience. A hand painted Mark Wilkinson kitchen with large centre island opens to the family room. The family room is a bright and well-appointed orangery with glazed lantern roof adding both height and space, reflecting light and providing the perfect vista to the rear garden. The distinctive Hamptons style interiors evoked by the orangery with panelled ceiling and washed walnut floorboards is the theme for this family hub which opens to the breakfast room and a further living room which enjoys a cosy almost club-like area for family TV sharing. There is a utility and family toilet off this area with access to the side garden. The formal guest toilet is located off the hallway decorated in black and gold Bisazza mosaic tiles, with a hand finished gold leaf ceiling for impact. A cloakroom is located just outside the toilet. In addition on the ground floor a cinema room is located to the front of the house making a worthy and wonderful den for serious movie watching.
A sweeping staircase rises to the galleried landing with bespoke carpet. The main bedroom suite is luxuriously appointed with generous wardrobe space in addition to a walk-in wardrobe and superb ensuite bathroom. It enjoys a south facing bay window to the side with west facing French door to a balcony overlooking garden to the back. There are four further bedrooms on this level, three ensuite, a walk-in linen closet and a family bathroom. The second floor is home to two further bedrooms with ensuite bathrooms, a large communal landing, storeroom and second laundry room.
Waverley is without doubt an exceptional property which has been tastefully extended to create the perfect balance of formal and informal, comfortable family accommodation complemented by truly outstanding gardens providing the perfect trophy home without compromise.

OUTSIDE:
The gardens in Waverley are a very special feature. Designed and implemented originally by Diarmuid Gavin, and later enhanced and nurtured by Paul Doyle – both award winning preeminent landscape designers, their ethos of playfulness, elegance and balance are displayed at every turn bringing landscape design to the next level in Waverley. Form and functionality are married to perfection. Not forgetting this is a family garden play areas are strategically placed screened by manicured yew hedges defining the play area, providing privacy in an almost maze-like setting and further adding to the sense of fun. A large oval trampoline is sunk into the ground for discretion and more importantly safety. A play area with swings enjoys synthetic grass for soft landings and an elegant climbing frame is discreetly placed amongst planting, beside the open-walled gazebo – for the entertainment of older children. Symmetry is key with six perfectly shaped 4 metre tall cylindrical hornbeam trees, standing guard on either side of the rear lawn. Interspersed with neatly clipped yew hedges and buxus balls, to complement the formality of the Portland stone patio, steps and pathways which run alongside the lawn. A variety of smaller patios and snug seating areas are strategically positioned around the garden to make the most of the orientation. Different areas of the garden and patio reflect different moods and provide for outdoor enjoyment for day and night, summer and winter. A raised section of the rear patio houses a timber gazebo designed by Paul Doyle. With its pitched slate roof and two open sides, it provides a sheltered garden room for all seasons. Inside, it becomes a tantalising snug by night with its' magical LED roof lights emulating the stars, along with a large gas fire bowl and four electric wall-hung heaters. Set amongst beautiful planting – and adjacent to the elegant climbing frame – it is the perfect outdoor cosy space all year around. A small formal garden sits in a raised area, directly accessible from the French doors of the dining room, providing the perfect spot for an aperitif or digestif. Undoubtedly the most design centric of these zones is the custom made, wrought iron pergola. Designed by Diarmuid Gavin, it represents a giant bird cage. Fairy lights trailing up the arches and a large hanging moon light imitates the stars and the moon by night. This pergola, grounded with custom-made black planters filled with large ferns and over the years has become clad with mature wisteria and climbing roses. At every turn the gardens delight with blooms from March til November. Upon arrival through the gates and up the winding driveway, undulating Teletubby style lawns, slowly reveal with impact the main house. A bonded resin driveway, with golden hue, gives way to gravel pathways, bordered with hand laid cobbles and bountiful flowerbeds. Most recently, ambient lighting has been added to the gardens, from the laneway outside the gate all the way into the rear patio and sunken trampoline garden – creating a magical ambience from dusk to dawn.
