Each of the ten double bedrooms has its own entrance, with five having areas of 30 square meters (323 square feet) and five of 22 square meters (236.8 square feet). All are completely furnished in a provenal style.

The owners apartment has a generous 200 square meters (2152 square feet) and has potential for conversion to five further letting suites.

Part of the ground floor, an area of 180 square meters (1937 square feet), has approval for conversion into a spa. The total living area of the hotel amounts to about 1000 square meters or 10,764 square feet.

The restaurant, which is served by a fully equipped kitchen and has a floor area of 260 square meters (2798 square feet), is also used as a banqueting suite, when it caters for up to 130 guests. It is the ideal venue, in a perfect location, for wedding receptions.

Separate from the hotel buildings is a stone house, built in about 1900 and with a floor area of some 400 square meters (4305 square feet). This has great potential for a variety of uses following extensive renovation.

A delightful feature of the property is the infinity swimming pool, 16 m x 8 m, and its built-in floodlighting means that it can be used as easily in the dark as in daylight. A large area of terrace adjoins the pool and there is also a spacious covered veranda.

ALVITO AND THE CIOCIARIA

Alvito is one of the medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy.

The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings one to the charming beaches south of Rome.

Alternatively, drive east and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests and sparkling mountain lakes and rivers where one can swim in the heat of the summer. At the other extreme of temperature, although Alvito itself is reasonably temperate, an hour's drive brings you to the winter ski slopes.

Often overlooked, both by tourists and by those foreigners in search of an Italian experience in favour of the more publicised regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns.

A holiday in the Ciociaria, in the hilltop towns of Alvito, Arpino, Veroli, Alatri and in the rolling countryside that surrounds them, will afford the visitor a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where one can still discover the 'real Italy and take time out from the busy crowds of the larger tourist cities, while being less than two hours' journey from central Rome, Pompei, the Amalfi coast, Naples and Capri.
