Property descriptionThe decorative security grill, rough stucco and stone work on the house facia and three spout fountain all contribute to the unique character and appeal of the residence.
The generously proportioned accommodation of this most charming villa has a floor area of 1400 square feet or 130.06 square meters. This is arranged on two floors, with a cantina or wine cellar below and adjoining garage. The whole of the ground floor is finished in terracotta tiles.
An important feature is the reverse cycle air-conditioning to the two living floors, providing forced heat through new radiators.
The ample entrance foyer leads to the living area, which comprises a large great room with dining and living areas, having a feature fireplace surround in white Carrara Marble and incorporating the television cabinet. The dining kitchen is extensively fitted with wood cabinets having granite counter tops, an island unit, two pantries and a hand- made Tuscan Brick fireplace. The guest or downstairs bathroom is tiled with Majolica hand painted tiles from the city of Deruta, the centre of Majolica hand painted ceramics of the region of Umbria. The room is furnished with an American king size bed, two large night stands and a solid wood dressing table.
Unlike Italian made beds, all the beds in the property have a box spring rather than just having the mattress on top of wooden slats, resulting in much greater comfort. Booth beds are super king size, meaning three people can sleep on them comfortably. The divan bed on the third upstairs bedroom sleeps two people.
The cantina, or wine cellar, where your wine can be aged under the correct humidity conditions, includes a new washing machine and dryer. Adjoining it is the garage, part of the structure and with potential for conversion to further accommodation such as a studio, having very high ceilings, cold and hot water taps, electricity and gas supplies.
All internal doors are made of solid wood and the stairway and upper floors are finished in hardwood parquet with olive wood trim and intarsia design inlaid on the upper landing. A hardwood loft could be converted into additional sleeping areas. There are screens to all the doors and windows except the front entrance door. Venetian blinds cover all openings to allow the control of light as needed.
The villa also benefits from newly installed Wi-Fi, providing 100% reception throughout the interior.

A SUPERB HISTORIC AND CONVENIENT LOCATION
The beautiful Lago or Lake Bolsena has been described as A Volcanic Miracle due to its origins, having been formed as a result of the eruption of the Vulsini Volcano. It is thought that this took place some 370,000 years ago. Roman manuscripts indicate that the volcano remained active until 104 BC.
For some hundreds of years preceding the Romans, the area was largely in Etruscan hands and parts of it are sometimes known as 'the path of the Etruscans'. Historians will find much to interest them about theses once dominant tribes of the region.
With its black volcanic sands and beaches stretching for several miles, the lake is considered to be unique and is an ideal location for swimming, water sports, fishing or just relaxing by the water. It is also a hugely popular destination for bird watchers, being a favoured location for a great number of species.
Containing two islands and surrounded by many picturesque and historic villages and small towns, it is the largest volcanic lake in Europe, with a circumference of 43 km and an area of 113.5 square km. It is also the fifth largest lake in Italy and the largest in Lazio.
The medieval town of Bolsena, situated on the shores of the lake, has a notable chapter in its own historic past. Known as The Miracle of Bolsena, this occurred in 1263 in the Church of Saint Christina in Bolsena. Relics from this apparent miracle, of which more may be found on the internet, were removed to the Cathedral of Orvieto, where they are now preserved, whilst the church itself is a destination for many pilgrims.
The Comune of Bagnoregio is just seven minutes from the property. Its most notable part is Civita di Bagnoregio, dramatically situated on its hill-top perch of rock and with a wealth of medieval architecture, much of which has been carefully and lovingly restored in recent years.
The history of Civita di Bagnoregio spans 2800 years. It is the oldest Etruscan City still inhabited without changes to its original plan or architecture. Access is via a pedestrian bridge, motor vehicles being prohibited due to the fear of erosion. This remarkable village, with its stunning location, has been nominated as a Unesco World Heritage Site.
Originally an Etruscan stronghold, the City of Orvieto is rich in history, architecture and culture and is situated just twenty minutes travelling time from the property. Its location was no accident, being supported by its impregnable rock of volcanic tufa which dominated and controlled the route between Florence and Rome. Such was its importance that it had a population of about 30,000 by the end of the thirteenth century.
Much of the citys history is intertwined with that of the papacy, several successive popes spending much or even all of their time there, whilst the city has boasted no less than three papal palaces, in addition to its magnificent cathedral and numerous medieval churches. Another notable architectural feature is the sixteenth century Pozzo di S. Patrizi (Well of St. Patrick). With a depth of 62 meters, it was designed to defend the citys water system against any siege.
Not to be missed is the citys incredible underground tunnelling system, a complete underground city of more than twelve hundred tunnels, galleries, wells, stairs, quarries, cellars, passageways and much more. Created over hundreds of years, this is only viewed through guided tours.
Finally, the location of this stunningly situated property is just an hour and a half from Rome and two and a half hours from Florence. Its no surprise, therefore, that one of Italys greatest fashion designers chose it for his summer home and now, somewhat reluctantly, makes it available to its next discerning owner.
