The derelict building in the farm Ndeg;3 can be rebuilt and used freely.EXTERNAL AREAThe property is surrounded by 200.6 hectares of land, the most part of which (151.6 ha) is covered in high and coppice woodland. The Vernaccia produces an average of 90 quintals of grape per hectare, while Chardonnay has a lower production with 50 quintals.Planting rights have been acquired for additional 4 ha of Vernaccia DOCG.The cultivation of vineyard is carried out biologically and biodynamically and the fact that it is surrounded by trees allowed the vineyard itself to create its own ecosystem which doesnrsquo;t need chemical fertilizer and antiparasitic.VINEYARDS ARE ACTUALLY MANAGED BY AN EXTERNAL SOCIETY (OWNER OF THE NEIGHBORING VINEYARD) WITH A RENEWABLE CONTRACT WITH NO PREEMPTION RIGHT ONCE FOR SALE.A short distance from the farms (ca. 1.5 km on foot through the property), deep into the woods, we can find the ruins of a medieval castle dating back to the 11th century, though the original settlement appears to date back to the Langobardic age. Of this castle almost only foundations are still visible (two mills, a cistern, several storage house and several ovens are recognizable), however some of the towers and sections of the walls are still standing, as well as the small church (which has no roof).USE AND POTENTIAL USESThe property, buildings-wise, need several restoration works to be carried out in order to bring these buildings back into an inhabitable state (though they are in good structural conditions). Once the works are completed, with possible alterations to the internal organization of the buildings, the property is well-suited to be used as a hosting business (in the form of a Bamp;B or Agriturismo) while keeping the production of wine and oil up and running.The ruins of the castle are supervised by local administrations and are often visited by tourists and schools, thus becoming an attractive bonus for tourists if the hosting business is the way one choses.
