Property featuresEmail AgentEmail Agent
- 8 bedrooms
- 6 bathrooms
Property descriptionAt just 3 km from the village of Pieve Santo Stefano we find this lovely medieval hamlet, where one can still see the castle with tower (14th century) and St. Andrews parish church, recently renovated. This nice hamlet was the birthplace of Umberto Betti a famous 20th-century theologian. An episode worth mentioning is the siege by a contingent of Landsknechts marching towards La Verna.
From the hamlet one can easily reach several towns and villages in Tuscany and Umbria (Sansepolcro, Anghiari, Arezzo, Cortona, Perugia, Assisi, Montepulciano, Pienza, Spello, Siena, Todi, Florence, Orvieto, San Gimignano and Rome).
The closest airport to reach the property is Perugia San Francesco (85km; 1h 5) but the terminals in Florence, Bologna, Pisa and Rome are very convenient as well.
THE MEDIEVAL TOWER
This lovely house (210 sqm 2,260 sqft) with tower dates back to the Middle Ages. It is composed of two main units currently connected between them. It would be easy to split them into two separate residence if needed. The building is laid out onto three floors plus a loft in the lower section, four floors in the tower, all connected by internal stone staircases, and needs a full renovation before being inhabited.
THE VILLAGE HOUSE
The small house (70 sqm 753 sqft) is located not far from the tower and develops on two floors:
- Ground floor: kitchen with dining room, bathroom (tub) and double bedroom;
- Lower ground floor: living room and double bedroom.
STATE AND FINISHES
The house has been fully restored and renovated, carefully preserving all the typical traits of Tuscan buildings. We can find terracotta floor tiles and wooden beams with terracotta tiles supporting the ceiling. The tower, on the other hands, is in good structural conditions but needs a full restoration before being habitable; only the roof has been remade. A restoration project has already been approved and would allow creating 6 bedrooms, five bathrooms, two kitchens with dining room and living room.
Right outside the medieval tower one can find a convenient outdoor area (approx. 260 sqm), part of which could be used for al fresco dinners in the pleasant summer climate of Tuscany. Not far from the property is also located a convenient parking area. The land (3.6 hectares) goes down towards the river and right at the foot of the hill one can find a small ruin which could be restored.
The property is made up almost entirely by arable land (1.2 ha) and grazing land (2.1 ha) with a small wood (0.3 ha) and is ideal if one wants to keep horses.
