This countryside villa is located just outside Anghiari, in a panoramic position over the Tiber Valley. The main building (420 sqm) is split into two residential units for a total of 8 bedrooms and only needs to be renovated and updated to express its full potential. Other buildings are just rural annexes used as storages and warehouses. The villa is surrounded by a 3,200-sqm garden and a grand total of 11.9 hectares of land.
Services are all available in Anghiari (800 m) and many of the most beautiful art cities of Tuscany can be reached by car in less than two hours (Sansepolcro, Arezzo, Cortona, Montepulciano, Siena, Florence…).

DESCRIPTION OF THE BUILDINGS
The main villa (420 sqm – 4,519 sqft, 8 bedrooms and 3 bathrooms) is laid over four floors. On the ground floor the building houses the old cellars and an independent apartment (potentially for a keeper or guests) made up of entrance with service bathroom, living area with dining room and kitchen, and two bedrooms.
On the upper floor, with independent access from outside, is the main residence: beyond the main door is living area with kitchen, dining room and two sitting rooms, plus a spacious bedroom and a bathroom. On the second floor are five more bedrooms and a bathroom.
Finally, on the third floor are an office space (at the center of the level) and a series of crawlspaces (roughly 110 sqm) only usable as storages (ceilings ranges from 1.7 m to 0.3 m towards the side of the building so they are not habitable in any way).

The agricultural outbuildings include a spacious two-story warehouse (95 sqm – 1,022 sqft), a vehicle shed (15 sqm – 161 sqft) and the old pigsty (35 sqm – 377 sqft).

STATE AND FINISHES
The villa is in good structural shape and is a typical Tuscan stone house. Externally, walls are well preserved, with bricks and regularly-spaced windows on the façades. Inside, the building needs to be renovated and updated, since its finishes are pretty old and systems are no longer compliant with modern regulations and standards.

EXTERIORS
The property covers roughly 11.7 hectares of land, covered for the most part in arable land (7.2 ha) and mixed woodland (4.1 ha). All around the country house is a garden (3,200 sqm), very private thanks the trees that surround it. Here one could easily build a swimming pool and, by cutting a few trees, open up the view on the surrounding countryside.
A paved terrace, set on one side of the villa, is the ideal place to have al fresco dinners with friends in the hot days of summer.
