THE ORIGINAL FINCA
The original finca comprises three large buildings which incorporate many of their original features, including a bodega. There are around 64,000 trees with some 20,000 olive trees, about 38,000 almond trees and 4000 grape vines. All are registered ecological.
The income derived from this is in the region of 70,000 to 100,000 a year, depending on the weather. The Farm has all the necessary machinery for tilling, harvesting, cleaning etc. and all small machinery to work the land. There is also an annual grant in place, for 2015 this was 30,000.
There is huge potential to plant many more Vines with a fallow area of some 125 hectares and to develop the vineyard by introducing wine production on the Estate. The 4000 (approximately) Grape Vines are planted on around 10,000 square meters. They are White grape Muscatel. These are very old vines, which seem to have a recumbence. There are currently no wine making facilities on site as the grapes go to a co-operative, but this would be a very viable proposition if worked full time. There are no current contracts in place.
One of the neighbouring Estates has a very successful wine making business with a similar quantity of vines, with all production sold to an upmarket outlet for around 34 euros per bottle.
New boreholes and an irrigation system are currently being installed on the Estate and it is expected that these will double the current yield and increase the land value by eight times.
The estate now has the significant advantage of having obtained full private hunting licences. These apply to the entire estate and are for the hunting of wild boar, partridge and rabbit.
Such licences are notoriously difficult to obtain and their existence opens up great opportunities to market to and cater for hunting parties from all over the world, so generating significant additional income.
The property is set in a tranquil location, yet not isolated, the local village of Salinas being only 5 minutes away with basic facilities including a small supermarket, shops, banks, tapas bars, restaurants and cafes.
