This beautiful property, currently run as an ecolodge, is a sanctuary retreat perched right over the ocean and wrapped in an unspoiled tropical jungle.The Property is a 91ha (224acre) parcel on Playa Carate on the Osa Peninsula in Costa Rica´s South Pacific. Part of the Saimiri Wildlife Refuge, named after an endemic species of squirrel monkeys, this refuge was created in 2007 with neighboring properties to ensure conservation and that any development be done in a sustainable way.
Neighboring the Corcovado National Park, this property is in the real Costa Rican jungle, but can be accessed by a public road from Puerto Jiménez, or by air as there is an airstrip right off the property. As the property borders the airstrip, a hangar on private property can be built, putting San José under an hour from the property by air.
The property rises up from the beach to a maximum height of 425ft (130m) above sea level on the highest ridge. There are several cleared areas, including a front ridge ideal for the construction of more hotel rooms, villas, etc. A bowl-shaped interior valley is also perfectly suited for construction.
The property has five springs that produce over 30gpm (115 lpm) of water in the dry season. The most important spring is 210ft (70m) above the sea level, so most building sites can be gravity fed. There is also a 1590 gallon (6000 liter) water tank. The abundance and quality of water combined with the topographical features make it just perfect for a jungle spa resort. Water concession is approved.
The area is famous for being one of the most biodiverse places on the planet. Moreover, on this property, the owners have planted over 120 different species of tropical fruit trees, 7 kinds of bamboo, 25 species of palms, 14 sorts of banana, food crops, herbs, medicinal plants and more, carefully selecting only non-invasive varieties. Over a thousand trees have been planted in the past 19 years as part of the landscaping program, which added to the ancient primary forest and secondary regrowth. There is a wildlife inventory list available in the complete management plan study.
Currently the property consists of 7 bungalows and 7 tents on platforms that allow hosting a maximum of 32 visitors, plus several tents and buildings where 8-12 staff members live. There are auxiliary buildings including a workshop, laundry room, storage, chicken coop, etc. There is a reception building, an large yoga deck overlooking the canopy and ocean and of course the spectacular main building that house the restaurant, bar, all arranged nicely around the tropical terrace. Built infrastructure so far is about 11,400ft2 (1060 m2).
All land is measured, registered and free of any mortgages. It is inside the Golfo Dulce Forestry Reserve so no logging can take place on site or on any neighboring property. The owner is entitled to develop and build the structures that are listed in the officially approved Management Plan for the refuge, which includes another fully equipped hilltop lodge on the front ridge, organic farm, educational center, an airplane hangar and various residences.
