The Ranch has a tremendous history dating back to 1918,when Frances Hartell purchased the property. In the beginning Suffolk Punch horses were the focus of the ranch with 150 brood mares grazing on the property. The ranch evolved into a cattle ranch where the cattle enjoy nutrient rich grass and water from Tongue Creek which meanders through the property.

Most of the land is primarily used for agricultural purposes. There is great access via Hwy 22 and is a 40 minute drive from the City of Calgary.

There is one dwelling on the property which was built in the 1960’s. It is located on SW Section 8. There is a historic barn that has recently been restored and a root cellar on this property. It is currently rented to an excellent mature tenant. Tongue Creek meanders down the hill and there is a beautiful grove of trees close by where kids can build tree houses and enjoy the creek. The water well produces at approx. 25 GPM.

There is a grazing lease in place until the spring of 2021

The property brings in approx. 90K per year in oil/gas lease revenues.

There are 31 leases in total consisting of oil, suspension, and water injection sites. There are 4 drilled water wells, producing between 5-20 GPM. There are 3 developed springs that are currently not in use.

Currently there are 330 acres under cultivation. They are seeded to oats, hay or tame pasture.

It is the desire of the Hartell’s to have this land conservedfor agriculture and native grazing lands for future generations. An application has been submitted with the Foothills Land Trust to apply for an easement. There is nothing binding at this time. The Hartell’s are happy to work with a potential buyer to set up perimeters for the easement as well as future building envelopes for the buyer’s future use. The Hartell’s will be notified by Marchof 2021 if they have qualified for the conservation easement.
