Property description
In a listed building overlooking the Palais-Royal gardens - ref 361488
This property is on the noble or first floor of a listed building. It comprises a through flat, set all on a level between street and garden, as well as a studio flat, spanning more than 34 m², laid out under the rafters on the garden side of the fourth floor. The flat also comes with a cellar in the basement.
The large entrance hall, with moulded walls topped with cornices, is made extremely bright by a large window. It still has its old floor tiles, with black marble inlaid decoration, and provides access to a guest cloakroom, with a toilet. It also leads, via a concealed door, to a corridor separating a bedroom from a kitchen. Three doors respectively open into the bedroom, the kitchen and a separate toilet. The lounge, featuring walls lined with moulded and carved oak wood, opens via another door, under a hanging, into the master bedroom, with moulded walls and painted bas-relief lintels. Both the master bedroom and the lounge have parquet flooring, laid in a Versailles pattern, and fireplaces. Receiving the morning sun, these two rooms look out over the garden. The large kitchen, with a dining area, a fireplace and stone floor lines, laid opus incertum, as well as a second bedroom, with Versailles pattern parquet flooring and a fireplace, overlook the street and, therefore, receive the setting sun. Both bedrooms, on the street and garden side have their own adjoining bathrooms. Built-in cupboards enhance the rooms. Ceilings more than 3.5 m high and natural daylight flooding in through the large casement windows bestow the rooms with a very pleasant feeling of spaciousness. The layout of the flat makes the best use of the floor surface area. The studio flat on the fourth floor, designed as a single room with parquet flooring, includes a fully fitted open-plan kitchen, a toilet installed in its elegant cubicle and a cast-iron, free-standing bath. Three skylights illuminate the flat, enhanced with exposed trusses. The possibility of additionally purchasing a lock-up garage with street access completes the comfort of this rare, first-class property.

Our opinion
In his tribute,
“Et l’univers entier ne peut rien voir d’égal
Aux superbes dehors du Palais-Cardinal”
Corneille said that there is nothing in the entire world to equal the superb Palais-Royal gardens. The idea of living by the side of Allée-Cocteau, facing Allée-Colette, with a view of the lime and red chestnut trees as well as fountains and gardens, overlooking pedestrian gardens in the centre of Paris may seem like a dream. But in this listed building, where a famous man of letters lived downstairs and an equally well-known lady, composer of music, lived on the top floor, the artistic spirit remains and good vibes are to be felt throughout this muted, luxurious universe. Furthermore, the layout of the main flat with its spacious rooms, the comfortable pied-à-terra under the rafters and the opportune chance of purchasing a lock-up garage just a short distance away in the same street make this property an authentic collector’s item.
