Property descriptionOn the Chianti Hills, not far from the town of San Casciano in Val di Pesa, this 1,250 sqm farmhouse (up to 12 bedrooms) is the result of several enlargements applied on a 12th-century medieval tower. The building has been masterfully restored preserving its original features, to the point that inside the house it seems to be back to the Middle Ages. On the outside, 10,000 sqm of land complete the property. GEOGRAPHIC POSITION On the Chianti Hills, just outside San Casciano in Val di Pesa, masterfully restored farmhouse with 12th-century medieval tower and 10,000 sqm of land. The farmhouse is located in an extremely quiet but easily reached location and is provided with all the necessary services by the nearby village (2km; 5). The geographic localization in the heart of Tuscany allows easily moving throughout the region, both in the hinterland and towards the sea: San Casciano in Val di Pesa (5km; 10), the Renaissant Florence (27km; 30), the turreted San Gimignano (45km; 50), the city of the Palio, Siena (63km; 55), the Etruscan Volterra (66km; 1h 10), Pisa with its famous leaning tower (72km; 1h), the fortress-city of Lucca (73km; 1h 15), the beautiful sea of Viareggio (99km; 1h 20) or the homeland of the Brunello, Montalcino (100km; 1h 30). The most convenient airports to reach the property are Firenze Peretola (30km; 30), Pisa Galilei (69km; 50), Bologna Marconi (117km; 1h 25), Perugia SantEgidio (172km; 2h), Roma Ciampino (300km; 3h 10), Milano Linate (313km; 3h 15) and Roma Fiumicino (315km; 3h 5). DESCRIPTION OF THE BUILDING The farmhouse (1,250 sqm 13,450 sqft) is laid out onto four floors and is currently split into two independent apartments: - Master apartment: entrance hall, dining room, living room, studio, kitchen, studio, portico and panoramic terrace with stone oven on the ground floor. Through a staircase leading downward from the entrance hall one can reach a small cellar. Going up from the dining room we reach a living room leading in turn to the master bedroom with loggia, plus three more bedrooms with bathroom. On the ground floor are also located several rooms currently used as workshops/storage rooms which could easily be converted into more bedrooms and/or living rooms. - Guest apartment: fitted with an independent access, this apartment is made up of an entrance room on the ground floor leading, through a staircase, in the day zone on the first floor made up of living room, kitchen and small dining room. A second staircase, located in the living room, leads to the second floor: here a corridor leads on the left to the bedroom (tower) and on the right to the bathroom. Whats more, the farmhouse also hosts ten more rooms in need of renovation which would allow increasing the bedrooms available. Nine of these rooms have floor-bed and roofing already remade. STATE AND FINISHES The original building of the property is a watch tower (still visible by observing the different texture of the walls) dating back to the mid-12th century and built to guard the Pesa river. Through the centuries the property was in the possession of many Florentine noble families and became a tout-court countryside residence, even considering that by the late 16th century Tuscany was entirely unified under the Medici rule and San Casciano in Val di Pesa lost its function of military outpost. Enlarged through the years, the property is nowadays a wonderful and ample farmhouse, masterfully restored without losing any of those typical elements which make us travel through time to the Middle Ages: the imposing stone walls, the original terracotta floors, oak and chestnut wooden beams, stone fireplaces, wooden trusses, lancet-arched doorways and finely restored wooden fixtures. EXTERNAL AREA The farmhouse is surrounded by 10,000 sqm of land, partially covered in garden and partly planted with olive trees. It is also possible to build a pool. USE AND POTENTIAL USES The house, given its current division into two separate units, can be easily used in an accommodation business but it is also possible to rejoin the two sections in an ampler private residence. The restoration of the ten remaining rooms would allow further expanding the residence or creating new bedrooms for the guests.
