Property descriptionOak Hill is an extraordinary horse farm owned and designed by the Veterinary Director of Show Jumping for the US Olympic Equestrian Team. Privately set in Orange County and comprising 160 acres in a balance of rolling fields and hardwoods. The property sits between the towns of Gordonsville and Orange, and was once owned by the father of President James Madison. There are 3 barns with 19 stalls between them. Paddocks with water and electric adjoin, as well as an irrigated 240’x120’ arena. Close by is a lovely Derby field. Larger turnouts are just beyond. The 3 BR/3BTH c. 1784 residence with a later addition features original floors and woodwork. Steps away is a Summer Kitchen-turned office. A second original dependency with fireplace and new deck that suits well for a workshop, or retreat. Unquestionably, one of the most thoughtfully designed horse farms in VA.Barn #1 is a show barn of frame and brick construction with a 14 ft. wide aisle in rubber footing. There are five oversize stalls with Frey Brothers screens, doors, and hardware. Dual wash-racks, laundry, lab, and substantial storage compliment the structure along with an owner/trainer/rider lounge and office, replete with kitchen and full bath. Xfinity internet and satellite TV are in place. French doors open to a large and sunny brick terrace.
Adjoining the barn is a trot up path and a viewing area for exams and presentations. A few yards beyond is a high-walled round pen and an open grass riding area. Barn #2 is more of a working barn, also with a 14 ft. wide aisle, ten large stalls, Frey hardware as well, large dual wash-racks, a sizable feed room and storage area. A large break room/tack room for riders and grooms has hardwood cabinets and kitchenette.
Barn #3 has four shed-row stalls, with interior and exterior access. Again, all hardware from Fry Brothers in Pennsylvania. This barn has an oversized, two-bay rear-facing garage and workshop.
All three barns are well coordinated with white board and batten exterior, rubber flooring, and attractive deep green stall hardware. All barns have superior ventilation.
In total, there are fourteen paddocks, ranging in size from 1⁄2 acre – 40 acres, all with electric and water. All are in a pasture management program with an excellent stand of grass.
The riding arena measures 240’ x 160’, has excellent footing and comes complete with an irrigation system that draws from a large, aerated pond with a picturesque, water-level, lounging dock. Just beyond are two miles of groomed riding paths. An expansive and thoughtfully engineered grass derby field provides a superior, level grass riding surface, adjoined by natural bank jumps and slopes of varying degrees for a variety of training and conditioning purposes. Four wells provide ample water supply. There is an engineered system that captures organic matter from the manure containment area and provides fertilization to several of the larger paddocks. A propane-fired Generac generator provides back-up power for the wells to insure uninterrupted electric and water service to the barns.
