In the Regional Brière Nature Park’s bocage countryside, in the town of Guérande, a town of art and history. It takes but 15 minutes to reach La-Baule by car, or 30 by bicycle. La-Baule TGV train station has direct links to Paris. Nantes is an hour away.
Guérande is a dynamic town with an ever-increasing population. The economy is carried by the tertiary sector, even though the salt-marsh activity is the most emblematic. A wealth of associations, cultural events, secondary schools and sixth form colleges encourage families to settle in the area and take advantage of the wonderful quality of life that exists in the region.
This property is bordered by wooded moorland. It is reached via a little lane which leads to few other houses. All shops are no more than 10 minutes away. This house is an old farmhouse, dating from 1860, connected to its outbuildings by recent extensions. The main building is extended, on one side, by a lower extension and, on the other, by a building set at right angles. The roofs are covered with slate. This property, spanning approx. 300 m², comprises six bedrooms, a large lounge and a vast kitchen. A swimming pool follows on from a south-facing terrace whilst, at the other end, a tennis court is set out in the parklands.

The house

This plain, yet harmonious house is composed of two parallel, but unaligned buildings, connected by an extension housing an entrance hall. There are therefore two living areas: reception rooms and two bedrooms, reached via a stairway going up from the lounge, in one; a suite of bedrooms, a little lounge, with a stairway, and an upstairs bedroom, in the other. A garage and a workshop can be reached directly from the house.
A 42 m² kitchen, constructed in an extension, is also a living room, widely illuminated by three large windows which look out over the neighbouring woods. A cathedral ceiling enhances its feeling of spaciousness. A 51 m² lounge, constructed in the old section of the farmhouse as is proved by the fireplace and the beams, has three south-facing openings.

The parklands

The house stands in the centre of predominantly wooded parklands, notably planted with trees several hundreds of years old and spanning approx. 1 ha. A small pond at one end is near to a field. The parklands come to a point at the other end and enclose an orchard.
This verdant setting also includes a small, restored, stone outbuilding, with a slate roof, currently used for storage purposes, as well as a well and a tennis court.
The swimming pool is surrounded by paving which continues as far as the entrance to the house.

Our opinion
This is a place that will fascinate those who enjoy the sea, with no visual, audible or olfactory nuisances. It is, nevertheless, near to tourist and shopping centres. There are no neighbours to disturb the peace and quiet of the residents. Privacy is the order of the day courtesy of its spacious rooms. Walks can be taken through the parklands in the shade of tall trees, including oak and chestnut trees. The swimming pool and the tennis court are ideal for creating convivial moments. Nearby cycle tracks lead along the coastline. A bed & breakfast activity had been envisaged by the current owners and could easily be started.
