One has an area of 148 m2 and consists of five rooms and a kitchen, while the second has an area of 188 m2, and consists of six rooms and a kitchen. The owner’s apartment on the upper floor has an entrance from the gravel covered courtyard, whilst the other apartment, which is currently rented out, has its entrance from the western gable. The owner’s apartment includes a magnificent living room with a view of Mullfjället Mountain, Tegefors rapids and Renfjället Mountain. When Åre began becoming popular as a ski resort in the 1960s, the previous owner commissioned the interior decorating section of the NK department store to arrange the apartment in what is known as the American chalet style with a slate fireplace, wooden ceiling panelling, furniture by Wegner and more, all of which is well preserved. On the entrance level, you first encounter a hall with white standing panelling, a slate floor and a storage area behind the draperies. The internal stairway hall has room to hang outdoor clothing, slate flooring and a stately stairway leading up to the apartment level. The stairway hall has a door to a fully-tiled shower room with a toilet and hand basin, as well as a tiled laundry room with a ceramic tile floor, a washing machine, dryer, drying cabinet and a linen closet. The public section runs through this level, with the lovely masonry and slate chimney acting as a natural room divider. The entire room has wonderful high ceilings, a great deal of natural light, mullioned windows topped by semi-circular windows, as well as lovely panelling, and lots of room to socialize and entertain around the masonry fireplace. You enter the lower level from the side gable of the house, and there is a separate stairway down to the cellar, which has many storage rooms, a larder and concrete slab floors. Continuing, we come to a large bedroom with a wardrobe and windows that front on the rapids. There is a smaller bedroom with a wardrobe and a fully-tiled bathroom with a shower. The gable area on the eastern side has a utility room with a separate entrance.
In the courtyard at the driveway to the property there is an old riverfront cottage that has been reconstructed as a garage with remote-controlled doors. In addition, there is a barn that has plenty of storage space, and room for both scooters and garden machinery, as well as a stairway that leads to a large upper level and loft. Next to it, there is an additional building with an upper floor and lots of storage space, which can be converted to a guest house or gate house. The kennels remain, and date back to the time when a former tenant raised hunting hounds for all kinds of hunts.
The property has a private well with heating cables and a small water treatment plant (BioRock) installed in 2017.
The rental income for the property is currently SEK 120,000 per year, and the rent does not include heating. The current lease has a notice of termination period of three months.
As a whole, the building is maintained at a fine standard, both internally and externally. In 2000, an extensive renovation was carried out by a previous owner, and in 2012, the current owner renovated the upper floor, adding a new kitchen and new bathrooms, as well as the part of the entrance area that belongs to the apartment. As a result of these renovations, the work expected to be required during the coming five to ten-year period will consist largely of normal maintenance of surfaces and technical installations.
The fact that Åre is a venerable old mountain village cannot be ignored. The ski slopes and views are familiar from the many world cup contests and international magazines that have many times declared Åre to be one of the world’s foremost skiing destinations.
