Devon — £300,000
Yes, that really is a swimming pool (albeit one communally owned with the neighbours) that comes with this £300,000, six-bedroom farmhouse in Devon.
Quite astonishing potential at this six-bedroom, Grade II-listed farmhouse in the village of Cotleigh, near Honiton. The price is incredibly attractive, as is the peaceful location in a quiet village with good access to the A30 a few miles away, and ultra-fast broadband for those thinking of part-time commuting.

The bad news? Well, the pictures say it all — huge amounts to be done here. And you'll need to have funds in place: the house is for sale via auction on February 9.

Wiltshire — £1.25 million
Not just a house — although a five-bedroom home is included — but an entire complex of buildings for sale, right in the centre of the Wiltshire town of Mere. It's been run as a dairy and a wine merchant in recent years, but this 19th century building has huge potential for all sorts of changes.

The work that needs doing varies by which of the buildings you look at; the main house is perfectly liveable, if in need of some TLC, while you tackle the rest and start up your new life.

Scotland — £270,0000
Head to the agents' listing and you'll wonder why a house this grand is for sale so cheaply; but that's because it's a computer-generated vision of what this entirely dilapidated home will look like once it's finished. Planning permission is in place, but this is one for the brave: most of the roof is missing, for starters.

West Sussex — £350,000
The Witterings are among the most sought-after spots on the south coast, not far from Chichester and with the beautiful sandy beach at West Wittering on hand. This house in East Wittering is away from the crowds (and traffic) you'll hit in West Wittering, while being close enough to benefit.

It needs a lot of work, but the good news is that it appears most will be updating rather than structural fixes needed.

North Yorkshire — £350,000
The North Yorks Moors village of Egton is the site of this fine, five-bedroom home where — as you can see — a full renovation has been paused half-way through. If you're game for picking up where the current owners have left off, this could be a wonderful home in a village with charm and its own railway station.

It's also close to some wonderful places: Whitby, with its ruined abbey, beauitful harbour and fine beach, is one of the most dramatic and beautiful spots on the North Yorkshire coast, and just short drive or rail journey away.
The views alone feel like they'll make this project worth doing.

Suffolk — £300,000
In a village between Lowestoft — England's most easterly point — and Great Yarmouth, this former NHS property is being sold for refurbishment and conversion into a family home.

Once done it'll have four bedrooms, two large reception rooms and pretty grounds, in a location near the lakes and waterways of The Broads.

Dumfries — £170,000
Scotland has a wealth of wonderful old church buildings in need of a saviour — we wrote about it last year — but for those not keen on the idea of starting from scratch, this five-bedroom 'house' could be ideal. It's been converted into a home already, but is in desperate need of some TLC.
It offers a vast amount of space for the money (over 4,000 sq ft) and has a lot of flexibility in how you use and arrange rooms, as well as gardens, parking and a delightful countryside location.

West Sussex — £1,500,000
Unlike the other homes on this list, this is no fixer-upper bargain for a first time buyer. But what it does offer is incredible potential to be a superb country house in a village between the extremely well-connected towns of Horsham and Haywards Heath.
There are nine bedrooms, some utterly wonderful rooms, a plethora of outbuildings, four acres of grounds... and some worrying-looking cracks in the walls. It'll need someone who knows what they're doing, but this could easily be an amazing country house once more.

East Sussex — £3,500,000
Not just a house, but a full-on estate of 33 acres in the High Weald, with a stunning rural location (the picture really does say it all).
For those in a hurry this might be the ideal project: a lot of the house has already been refurbished, but many rooms still lie in a partially-finished state.
